I would live there. Has to be better built than the cheap slapdash stuff getting thrown up now.

How is all that brick-work being held up in that first picture? There is no support column on that corner.

Pretty much impossible without support of some kind. That's some extreme value engineering.

I don't believe any modern brick is self-supporting

It's probably made out of that new product called Frick (foam brick). "It's Frickin' light." TM

If the camera angle had been adjusted just to the left or right, it would be apparent that the brick is set farther back than the overhang because the glass box protrudes from the facade.

Office Vacancy Rate

I guess this is why we lost the office component of the mixed use 1230 West Peachtree project...

Atlanta Business Chronicle:
"Midtown lost 1 million sq.ft. in office occupancy over the past two quarters resulting in an 18% vacancy rate, the highest since 2003..."

Unless an office project has leased up close to 100% prior to Concept Drawings being completed, there won't be a new office project built any time soon. We've already seen the Portman and Cousins projects paused, and the Hanover office part completely eliminated. Smaller projects are easier to get leased and funded than bigger ones. So projects along the Beltline and West Midtown are likely to go forward while larger ones in core markets are a no-go.

Rose House sold

https://atlantaintownpaper.com/2021/07/r...-historic-rufus-rose-house-on-peachtree/
Quote:
Real estate investment firm UC Asset has purchased the historic Rufus M. Rose House on Peachtree Street with plans to fully restore the 120-year-old mansion.

UC Asset said it plans to fully refurbish the home and work with “city leaders and influencers” to find a suitable use for one of the last Peachtree mansions.

“We are working very hard to put together a plan that will not only be loyal to history and beneficial to the current community, but will also provide good investment return to our shareholders,” said Larry Wu, founder of UC Asset.

I drove by while in town over the holiday weekend and shook my head in disbelief that the place is still sitting there patiently waiting to be brought back to life. Now it sounds like those plans were already well underway behind the scenes. Great news!!

I toured the house a few years ago and was amazed at how many period details remained...light fixtures, cabinets, woodwork, etc. The house also seemed to be very structurally sound with no sagging floors or signs of settling. Remarkable after all the years of sitting vacant.

Is there, by chance, a compilation of old photos of what the mansions on peachtree used to look like?
