On the loss of 9 floors..

I noticed the construction fencing this weekend.  It feels like a lot of projects are breaking ground after a little bit of a lull.

I know it was discussed a while back, but I can't remember. Will the Hanover project be building the 15th Street extension between West Peachtree and Spring?

To my knowledge, they have all the pieces in place without Hanover. Midtown Alliance is managing that project with the help of Jacobs Engineering. They've completed design & engineering and it is currently in the permitting process. Construction procurement scheduled for the end of the year with a construction start of early 2022.

No. Requiring them to would likely be an illegal "taking" under US Supreme Court rulings because it has clearly been established that the street was needed before the project was even proposed. Cities cannot require developers to pay to address problems they didn't create (i.e. system improvements). They can only be required to pay for something directly caused by them.

^^^Just for reference it is the building in the background. Here is a pic from the other side. Also they can "paint" all the lipstick in the world but it will still be a steaming pile of xxxx on the inside.

looks excellent! I will point out they are doing more than painting- some of the building surfaces are being redone, I gather to ensure the building envelope stays sealed. In 10 years, they may have the budget to do some renovations in the lobby as well, however they probably are going to prioritize the elevators, which is probably a more urgent expense

I know someone who lives there, and it is actually very nice, you have to remember this was built in the 80s.

So how tall do we think the Metropolitan will end up? Maybe the height of the white/grey building in the center of the above photo?

It's a condo building and many of the units on the market are quite dated. They aren't bad at all, just a little dated. However, they're extremely affordable for midtown.

My only concern with buying in this building would be the generally high turnover of units. They seem to always have a few dozen on the market at any given time, which would concern me a tad. But at that price point for the neighborhood, it's pretty good.

Given this building has more than 400 units, I would expect 5 percent, or 20 to be on the market at any one time. Perhaps a real estate agent has some deeper insight. I do notice values are surprisingly low, however the renovation will likely help.
