I think it is. 1.2 million sqft of office and commercial space is supposed to be built in the first phase of Centre Block. Hopefully the renderings by Hariri Pontarini Architects released are not just placeholders. Expensive high profile architects are not usually used at that stage of development are they?

I live in Central City and no notice has been issued about a 225M tower or 740 footer. Very exciting, nonetheless, and I am sure this is the tower that "Shift" has been hinting at for awhile.

I doubt those are placeholders, they are likely conceptual design stage drawings that are being refined. If the project has legs, which I hope it does, the designs would likely be similar if they can pencil out that level of architecture.

Also not sure who they plan on putting in a 225m tower in Surrey, so colour me very skeptical, but I'm interested to hear more.

Unless I'm missing something, this project was being promoted by the Surrey City Development Corporation - which has being wound up, and absorbed into the City of Surrey. They hired Urban Strategies, from Toronto, who presumably hired the Toronto architects to generate a 'vision' of how the area could be developed.

In the same way that the City of Vancouver have submitted a rezoning for the Granville Loops, (albeit with no architectural design, just massing), presumably Surrey are doing something similar for the Centre Block.

Whether there's an actual tower, or towers, or tenants lined up remains to be revealed. There was a suggestion that the Federal Government might put all their staff in the area from various buildings into a single location in Surrey Centre - but they floated that idea for the Sinclair Centre in Downtown Vancouver, and then dropped it and scattered them around in a variety of new buildings, not all Downtown.

A few things on this:

The renderings posted aren't placeholders as far as i'm aware. Design however is always on-going through the application process (as with all projects) so subject to change.

Even though they are advancing the application (which is great) it doesn't mean it will necessarily be built any time soon. I've heard that the office market has taken a hit since covid, and that even Central City 2 is now struggling to find tenants to get off the ground. Both that project and this one will still work on advancing their applications in the background in anticipation of a rebound in the future. Once the market is ready, they will be in a position to build with all approvals and design in place.

Thanks for the info!

Nice to hear that the renderings are more than just placeholders because I love the general form of what we have seen so far.

Fingers crossed the tallest tower doesn’t sit in limbo for too long of a time. It would be a fantastic anchor for downtown Surrey.

Really is a shame such towers can’t be accepted for downtown Vancouver.

Well I believe it is a bit different as I understand it, since SDC is leading the rezoning and they are an actual developer who is looking to not just enact the zoning but to develop the site. The City of Vancouver is only looking to rezone then sell/partner with an actual developer who will implement their specific vision of the site.

I would think on the Surrey Central site there will be changes as the design progresses, as is the natural course, but that the general intent laid out by HPA will be adhered to unless economics/externalities render the plan unachievable.

I know that was the idea a few years back. If you try searching for SDC on the City of Surrey website now, you get '404 - Page not Found'. About a year ago it was reported that the decision has been made by Surrey City Council to dissolve the Surrey City Development Corporation (SCDC) and transfer all of its assets and operations to the City of Surrey.

That seemed to suggest the site rezonings in Surrey and Vancouver are now similar exercises, unless the City of Surrey will be trying to develop the project themselves. The difference is that they have a legacy design from SDC, although how realistic the concept is in the market remains to be seen.

there is something going up on a site just off of 104th on 142 and 103a. The site has been getting cleared. Wish those random weird houses on 104th were part of it. anyone know what project is going onto that site?

Interesting, I didn't know they wound up SDC. Seems very odd to spend so much money on a City led rezoning then, those renderings and designs were not cheap. I bet those plans are still pretty aligned to the vision, but if they aren't developing themselves it's much more likely to change.

But I find it tough to believe the City has the internal capacity to pull of a development of this magnitude.

Clearing underway on the Lot of BlueSky's Bright Side Development. Phase 1 is the 38 storey residential rental tower.

The site is fairly easy to see on the university district webcam.

signage has gone up for a new project going up on 108th and 138 across from Q5 on a vacant lot.

i think its called the Yorkton on 108th. Two 6-storey buildings

Development signs are up for the empty lot beside BrightSky by Bosa, for the Phase 3 part of the development.

Also it looks like digging for BrightSide has begun as well.
