The funniest thing is almost nothing was level. The door frames were so crooked it looked as if it were a Tim Burton film.
It's hard to have pride in your work when your getting payed minimum wage.
My blood boils when get on a site and I realize some of the workers around me are being paid 'stay living with your parent' wages, and the big wigs are complaining that it's costing to much to fuel there yachts and private planes.

Here it is, Read it quick before it's removed https://www.reddit.com/user/Ok-Load-2731/comments/nqza3s/avoid_this_building_in_vancouver_marpole/

The post that got removed was the edited version of this one, were he edited out the address.
It was probably removed because some commented with lots of bad language and the monitor though it might get out of hand.

Is there some rule that doesn't allow us to post this?

Quote:
AVOID THIS BUILDING IN VANCOUVER MARPOLE!!!
As a tenant living in this building for almost three years, I believe I'm qualified to send this post and complain about all the issues and problems we've suffered in this 🞵🞵🞵🞵🞵🞵 building. I truly hope this post can help people avoid this shitting building, I know housing is a big expenditure and no one want to continuously pay repair cost on it.

OK, the building developer is WESTBANK, yes the famous Westbank which has the water leaking problem in downtown Vancouver. The building we lived in is in Vancouver Marpole. The address is 8488 Cornish St. Our previous landlord is trying to do a renovation and sell the apartment. I'm not gonna mention the details but we move out because we don't want to help her lying to the customers.

Just want to clarify this is our experience, it may not represent all the buildings from Westbank or other units in this building. Everything I say in this post is true.

Let me start one by one. The evidence is attached at the end of this post.

Water leaking from the outside wall and moldy corner: Our landlord replaced the carpet and the wall, but it's just temporary. It will leak again during rainy days. Please see the pictures below. This corner is within the closet in the bedroom.

Bad installation of kitchen countertop. The structure under the countertop is not flat, the countertop cracks even with normal cooking and use. It is a granite countertop but it's very thin.

Terrible window seal. Even with windows closed and air conditioning, we can still feel the cold wind from outside during winter. Because of this sealing problem, there are always waters on the windowsill, and it damages the wooden part.

Disgusting strata management. This building used to be pet friendly, well it changed to pet unfriendly now. The council of this building has some argument with the other twos in the same community, and we once received a letter that they will lock the garbage room in this building because of some financial issue. We used to have a concierge service for receiving packages. but we don't have that two years ago. The windows of our unit have not been cleaned in the past two years. It seems this building is totally not a part of this community anymore.

Small details in the unit are 🞵🞵🞵🞵🞵🞵 too. I'm an Asian girl I wouldn't say I'm strong at all, I broke the door handle which I thought something magic happened to me. The pipe in the kitchen is leaking after about one year we lived in. The design of the garburator is a mess, the food residue comes back from the other sink.

Overall, this building is truly badly developed and these issues cannot be solved with just thousands of dollars. Hope this post helps someone who is doing condo seeking.

That link is still in the Public Domain. It's not a screen grab from a removed or deleted post.
I'm not sure if the author purposely did not delete the first posting or just forgot to delete this one also. It's now lost or a forgotten post, way down in the r/vancouver thread.

that is a lot of mould. that has to be a health hazard. and those cabinets and counter top. i remember looking at a penthouse unit in that building when it was new. i think they were asking about 1.5 million back then. talk about over priced.

if this 1 unit has mould, i imagine there has to be others with this issue. i wonder if this building will need a premature curtain wall replacement like Shangri-La needs.

New elementary school for Kitsilano moving forward

(link)

A new development application submitted to the municipal government shows the detailed design of the replacement Henry Hudson Elementary School in Kitsilano.

Vancouver School Board (VSB) will be building a new school on the west side of the school block at 1551 Cypress Street — the southeast corner of Cornwall Avenue and Maple Street. Currently, this future school footprint is used as a sports field.

Designed by HCMA Architecture, the new school will be a 42-ft-tall, three-storey building with a capacity for 404 students and 38 staff, plus a 69 space childcare facility on the top level...
Not sure if that's enough for Senakw and Concord Molson, but good news regardless.

That post https://www.reddit.com/user/Ok-Load-2731/comments/nqza3s/avoid_this_building_in_vancouver_marpole/ was just deleted now.
Etiquette and respect for the author of the deleted post is not to post a quote or screen grab from the removed post.

Well it's a replacement, what is the current capacity of the school in question?

I can't believe any net new school would jump the queue ahead of Olympic Village.

It's a replacement of a 110 year old building at risk during an earthquake. There's at least 10 other buildings getting upgraded or replaced as well currently.

The new school has the same capacity as the one that will be demolished. The School Board voted to close the French Immersion program two years ago, to increase capacity in the main school, which was over-subscribed. "The school enrolls approximately 400 students and is a dual track French and English school. The School District is beginning a gradual phase out of the French Program as neighbourhood enrollment demands increase. The change to the French Program has resulted in the loss of some students as they have
transferred to other French programs." [source]

I don't know why the Squamish, CMHC and the CoV don't get together and repurpose the unused portion of the old Granville Island Emily Carr campus as an elementary school. Arts Umbrella took one part but there is still a large building, already divided into classrooms sitting empty. I don't see the demand for more retail there but it is a perfect walk from Senakw for kids.

Right, but it's a new building - they're going to build on the soccer field and then tear the old one down. Surely they could build it to 4-5 floors and get one, maybe two-thirds more capacity?

As Changing City pointed out, it's a 1:1 replacement for 398 students (2019). It's estimated to fall to 267 over the next eight years, so Senakw and Molson get... 137 spaces between the two of them.

There's an idea. Though from what little I know about Arts Umbrella, they're not very good about sharing.

Future planning? LOL.

Most of the new seismic replacements seem to be 1:1 replacements, numbers wise, but the same amount of students in less sf.

I'd also say that elementary schools typically have a max size, around 400 students. Those developments deserve their own school.

It seems like one of the more out of the way places to stick a school.

Which I don't understand. If TransLink's twenty-year plan to replace the 99 wasn't with a SkyTrain, but with a slightly more modern B-Line, we'd call them dumbasses.

Okay, a 400-student catchment makes more sense, but a lack of space and increasing population density means that the VSB might want to reconsider.

New schools are a 🞵🞵🞵🞵🞵🞵🞵🞵🞵🞵🞵. If they weren't, we'd already have them operating in Coal Harbour and Olympic Village, and planning (if not funding) happening for something in the Senakw vicinity.
