As we all know, the response to Covid 19 has altered working arrangements in terms of more Working from Home, and has significantly enhanced use of remote conferencing technology between locations replacing most in-person meetings. It's still entirely unclear how that all settles once the pandemic is over - or at least reduced in it's impact so that 'a new normal' of working pattern emerges.
Airlines are definitely anticipating losing a lot of business class revenue for the time being, and presumably that equally applies to business hotel use. It's not clear how it will change the Conference industry - maybe very little in the longer term - but it could mean there's a significant change to business meetings in suburban locations. It's likely tourism will be back, and we're seeing new hotels proposed in Vancouver associated with hospitals, but it's not clear yet what other demand there might be.
I would be surprised to see any business-class hotel proposed in Burnaby for a while. There's a need for more budget level hotels across the region, and ideally they'd be located close to transit, but it's hard to see how they could be developed with land values as high as they are for residential development, especially as most transit locations allow high-rise apartments. Maybe we could see a few of the budget chains coming to locations outside the central municipalities, where they could build five or six storey woodframe?
