I asked the question actually and was basically told, no not really. Their response was that the FAR can be higher it just requires developers to contribute more money, which I think is the point I was trying to make that is wrong.
I understand going "Yah sure FAR 9 or 10 is ok, but you need to give us a million more dollars" to try and get more money out of developers, but it just discourages that and encourages the towers in a park development we tend to see. Also to me can make it challenging from an economical perspective to do mixed use or do things in larger phases.
When you nickel and dime developers, they build bare minimum and do it over 900 phases and 20 years.
We'll see I guess. I just know when you look at the average FAR in many major downtowns, it is often 15+.
