Thanks, Blah for that Patrinely Post. A lot of great details in those additional renderings, especially all of the pleasant surprises with the courtyard, the public plaza and I wasn't even cognizant of that structure on the southeast corner, other side of the plaza on Main. I think Main going south between 6th and 8th will take a lot less time to create attractive infill now that 650, 6th and Main, and 7o2 are in progress. At least a lot less time than it took to develop south of the isolated island of Grand America. To see the southern portion of Downtown finally coming to fruition is very exhilarating. I hope this will really speed up the redevelopment of the entire southern sector from 4th to 21st. If economic conditions hold out for this next decade I think we'll see an entirely different, redeveloped southern sector between State & Rio Grande and 4th So. & 21st So.

It’s always fishy to me when buildings randomly start burning down as soon as someone has a sale or development planned.

I can’t really recall off-hand a burning building that wasn’t in the way of the property owners plan.


Something else that is strange to me is how there is not one Main Street entrance on 650 South Main’s floor plan.

This is somewhat funny/tragic to me. Fire does not expedite demo plans in SLC. I have had four structure fires on tear-downs on projects in the last 24 months. Two of them involved an actual emergency demo order from the FD and the building dept REJECTED them. The Fire Department has been instructed to NOT TALK ABOUT THIS to people, as relayed to me by multiple fire officials. The question from the building dept was "can you put a fence around it? then it's "SAFE"". The Sugarhole ordinance needs to go. It's getting silly. The whole "let it burn" demolition policy in the city is a disaster.

Agree Atlas, They're all good-looking. If the rumor mills are to be believed then it would seem like the 4th S. and Main and the 2nd West and 6th So. Towers will be taking a decidedly different design shape.

Aren’t building fires usually a sign of insurance fraud? Owners get a large amount of money quickly if arson is included in the insurance.

Money that could go toward demolition... Or are squatters just following this development thread, looking for places slated for demolition that they can temporarily crash in?

Lol this is one of the worst news videos I've ever seen. Their traffic cam at the intersection wasn't even facing the right direction, the map they showed was of a completely different address near 1700S, and they never even showed the actual building burning. Classic.

Sure. For example, the renderings posted recently on the tower for the corner of 2nd West and 600 So. were of a design type that we haven't yet seen developed in SLC. The renderings designs were strong suggestions of desired possibilities for that corner. However, again those were suggestions being made for the promotion of the plot, therefore only a rumor. I would say given the current market in SLC remaining the same, the highest probability of a 300-plus foot tower of a new style design at this point is pretty good, especially if it's residential or mixed-use. Hopefully, we'll have a more concrete answer in the next few months for 2nd West and 6th So. The same for the tower on Main between 4th and 5th. Though that tower seems to be a stronger reality at this time. The one or two members in the know on this forum have stated that they have seen renderings/details of the 4th and Main Tower and that it is similar in design shape to Manhattan's Bank of America. Of course, all of these rumors of more towers and new designs will only become reality if Salt Lake City continues to ride this historic construction wave for the next three or four years. The current market in Salt Lake seems to be turning rumors into reality quicker than we ever imagined possible.

It should be noted that that building was Apollo Burgers very first location. It sat empty for a while after they built their new location across redwood road and then became a Chinese place for a short time.

This project at the U was given $59.3 million by the legislature recently. I haven't been able to find any other renderings.

EDIT: according to the slide show that the above slide came from, the university plans on demolishing the east wing of the James Fletcher building too. Those labs and offices will move to the new building.

Concept massing/rendering of what I posted earlier. Could be a phase 2. Would be more cost-efficient as a phase 1 though.
Tentatively calling it South Creek Performing Arts District, or just South Creek.

Demo permits have been filed for the abandoned Henries Dry Cleaners located at the corner of 900 South and 200 West.

Developer Urban Alfandre has plans to build The Sydney on the site, a 128 residential unit 5 floor apartment building.



This project has struggled due to the contaminated nature of the site thanks to the dry cleaners, which was covered in BSL article in 2019:

The dry cleaners building also burned down last year in September 2020 in a fire that firefighters at the time called 'suspicious.'

I don't know if there was any follow up to that.

The Sydney is planned to be built in conjunction with Urban Alfrandre's other 900 South project directly adjacent, The Slate, which is a 148 residential unit project.

I hope this means The Sydney and The Slate are just around the corner now. Those are both great projects and will have a huge impact on that neighborhood.

Thought you guys might get a kick out of seeing what the original Moda Luxe was proposed as back in 2018. One example of a development becoming much bigger than originally proposed.

Depending on how the exterior turned out (whether it was mostly glass like this indicates), this looks much better than what is currently planned.
