It is set back so that the apartment abuts Sturgeon Creek.
That project out at Sturgeon and Portage has been battling with the COW for two years now over sewer and water....no end in sight so far.

Can't remember which thread it was posted in. But the sale of the 2 lots Labroco was talking about on Argyle and Sutherland are being sold to the Indigenous Education centre to expand their outdoor education services. Sold at fair market value it says. Seems alright to me. But ya they skipped the surplus land process, which is being approved through Council.
Great project. 5 storey podium. Commercial ground floor. Restaurant on the corner. 3 storey townhouses on Furby. 20 stories. 250 feet. Brick podium. I didn’t realize P3 is a Winnipeg company. Doing great things. They seem to use a different architect for every project. This is Cibinel.
They are a big idea, tight budget type of developer. Constant changes and value engineering throughout the design process. Frustrating for consultants to put it mildly.
How many large projects have they actually seen thru to completion at this point?

That’s a lot of ambitious irons in the fire at once.
Although it's good to see Halo under construction at least.
I am cautiously optimistic regarding this new Portage Ave. proposal they have - but would not be surprised at all if it stumbles and stalls along the way for the next 5 years or so.
I'm surprised the local residents are so worked up about the parking lot variance... the parking lot as shown is massive for a modest-sized hotel, and the surrounding streets are lined with businesses. It's not like someone lives directly across the street and will have to put up with people coming and going all the time.
The appeal by residents re: the new hotel on the Long Plain Urban Reserve denied:
What's with all this garbage?.. you'd never think Canada is a first world country with the crap we keep getting. This building is trash. I'm sick of seeing Canadian cities with low standards when it comes to design. This looks straight out of Russia.
