Did anyone notice this yet? Recent (Dec. 2020) news post on Arno Matis Architecture website:

https://www.arnomatisarchitecture.com/news.php

"AMA is excited to be working with Bene Group on a Vancouver office building on Seymour St between Robson and Smithe"

That location places it in the long dormant parking lot across from the Orpheum, next to Vita...

Yes. I never studied civic legal penalties while there, but imagine they'd be strict enough.
I understand Singapore has very strict civic laws, with stiff penalties against, chewing gum left, smoking, littering, and such.
Other forum members may know more about this.

Great photo! A lot going on there. Six new towers, large and small.

From the left... Vancouver House, Grosvenor Pacific, Grosvenor Pacific's community amenity building (at the very bottom), above that is Burrard Place office tower with it's crane poking up in the middle gap, Burrard Place residential tower (the big one) and then 1335 Howe.

Maybe another year or so and we'll see where the Butterfly lines up there. It has 2 red luffing cranes.

that little building by the bridge, it's for the arts?

I love that little building, gives off Tokyo vibes or Chelsea vibes.

A seven storey city-owned cultural facility.

Good eye. That's news, as far as I can remember. Thanks for posting.

That parking lot isn’t dormant.

If I recall it's just the two little old buildings next to the parking lot.

That makes way more sense, Bene isn't a big company. The 1924 building isn't a heritage building, so it'll be interesting to see if they retain the facade or replace both buildings. Unless it's very modest, there are going to be some unhappy condo owners in the Vita tower.

The two parking lots have been owned by the same developer for decades, with no obvious signs of development yet.

I saw a new "project financing" sign on that little Seymour St. heritage building today (the one that has/had the Hollywood North awning).

There was also a "For Sublease" sign on the portion of the H-Mart that is/was occupied by the KEB Bank (2,500 sq ft).

You can see them putting up the Project Financing sign for Canadian Western Bank on Google StreetView last September. Bene supposedly was planning to expand into Eastern Canada as well.

I think the bank left H-Mart already.

Here's the discussion from last January about the parking lots:

320 E Hastings St (DP-2020-00721) (First United Church) - DPB

Quote:
Like those who wrote in, Vancouver’s Development Permit Board unanimously supported the renewal of the First United Church. They praised the leadership of
@FirstUnitedDTES, @NSDA_Architects, & city staff for their role in creating a great legacy for the #DTES.

Yet, they refused to grant relaxations that sought to ease loading requirements, & omit weather protection along Hastings St. The VPD supported the later desire, but Vancouver planners insisted the need for #socialequity & a place to pause outweighed any potential risks.

1523 Davie Street (Gabriola Mansion)

Finally some visible progress. Looks like the pad for the townhouses.

Anyone else think Gabriola Mansion should be some sort of Museum or other prominent public building? Seems cheap and oh so very Vancouver to just turn it into some overpriced apartments.

Well the location is horrible so it probably eliminates it from any use as a public building.

Yes. I agree. The Gabriola is also used for many, many filming projects so I would also be open to the idea of it just becoming a make-shift studio? I could be a little off with that suggestion though .

And the townhouses should have had a faux heritage design. Although the more I look at the rendering, the more I actually don't think that it's the most jarring/clashing design scheme so long as they use muted colours.

Also don't know how many potential residents would appreciate the fact they would be living in a house where someone was so recently murdered in less than 5 years ago

If I was a potential buyer I'd try to get that storey going like hot cakes. Might save a few pennies.

This being used for public purposes with a public purse I'm not sure would've been a good bang for one's buck. I think the next item for the West End is the Rec Centre / Library.. then the pool? Either way the money is dedicated elsewhere.
