There is always the "Thurlow St." tower that Retail-Insider thinks could be a Mandarin Oriental or Four Seasons Hotel involved.

Thurlow tower could easily be Thurlow and Hastings or Thurlow and Cordova. That would work for a premier brand and I think could house a tall tower or two.

Yeah, that that's the only part of Thurlow I thought could be suitable for a Four Seasons.

Yep.

There's another site not on Thurlow I just saw a proposal for a very tall tower (by Vancouver standards) which is likely to be coming to the public soon. Design looked great from what I saw of it.

Hmm, very tall for Vancouver, hopefully that means something around 185 or 190 metres.

We have many between 150 and 180 proposed so not sure if that range equates to very tall anymore.

By Vancouver standards would mean ShangriLa and Trump as "very tall" I think...

That certainly makes sense close to the.harbour, but if one stretches the mind a bit, there is those sites behind the Sutton Place that could fit the bill, with the run down apartments. It could create a pretty seamless expansion to "The Luxury Zone", extending down Thurlow, over to Burrard to the theatres, IGA and back down to Louis Vuitton. Northland could redevelop their property easily with much greater density.

Just a crazy thought!

what about the parking lot just off Robson at Richards?

its just a parking lot now
with the parking next to it on Seymour, something could be figured out

I know one of those buildings is just now month to month leases, they don't even take new tenants anymore, once someone moves out it stays empty.

The Haro / Thurlow area would shadow Robson St., so not sure how tall they could go.

There may be a view cone over that site (same one that clipped off the back corner of Telus Garden condo).
There's also a view cone that clipped off the west side of Vancouver Centre II.

But does this sound realistic in the face of the most ridiculous aspects of city council's latest shadow policies?

Correct me if I am wrong, but under council's latest changes to its shadow policies, any development which would cast a shadow--no matter how insignificant, no matter how fleeting--on Harbour Green Park will not be permitted, even it entails the sacrifice of vital job space in the heart of Vancouver's central business district.

I think it was around 200 feet with shadowing taken into consideration.

Here's an interesting statement that might indicate development on those two surface parking lots near Robson, fronting Seymour and Richards. They've been owned by Paul Y Construction, from Hong Kong, for many, many years. That company developed a few Vancouver projects over several decades. The company website says "Current project is a mixed use development including hotel and extended stay offerings at two sites on Seymour Street and Richards Street, located in downtown Vancouver. "

The website looks like it was created September 2019 so it seems recent. And the graphic on the current projects site is an aerial 360 from the Seymour Street lot.

I always wondered what the deal was with the surface lots at Seymour and Robson, it is such prime location so never knew why nothing had been proposed for it. Hopefully something comes up soon, with the new park that will be 3 ancient surface lots gone. From an urban fabric perspective that is really good. Although I know people who use those lots quite a bit so feek bad for them, but really the amount of drivers into downtown for leisure is now way less, even most people I grew up with in Richmond and still live there, take the train into DT or drive but only at off hours at night

I wonder if the site includes the strip of stores along Robson (@Richards)?
That would make for good retail frontage.
