Likely why this hasn't yet been developed and is the ideal location for new park space.

The structure is NOT part of the PW condos....see the City's parcel maps.
The realignment of 12th at West Peachtree has already been initiated if you see how the sales office trailer (for the 1105 condos) and moving of utility poles at that intersection align. It will not be a straight line but an "S" curve similar to how 11th street was realigned between Peachtree and Juniper when the Loewes / condo tower block was constructed.
Here's a quote from a recent article: "During construction, Selig is also realigning a portion of 12th and West Peachtree Streets to better improve Midtown’s street grid. The company has done this twice before with other projects, at 11th and Peachtree Streets and 12th Street and Crescent Avenue.
“This falls into our long-term commitment of doing right for the neighborhood and providing the best experience for future tenants, residents and all the visitors that find Midtown very attractive,” Baile said."
