For government offices I think they will greatly transition to giant shared / hotelling spaces for use by any government worker and not just specific departments. There will be exceptions for some with security or special equipment. COVID has really shed the light on what government work is required and who is really not - expect to see some downsizing of office space as well as workers and also encouraging hiring from regions where they work remotely from home.

If you mix employees from different departments, don’t you lose most of the advantages of having people in the workplace?

I’m thinking that there will also need to be a re-evaluation of the move to tiny workspaces that has been going on for a few years. In addition to being terrible for morale, they now seem to be a recipe for spreading illness. I could see a swing back the other way.

Lots of departments are actively renovating entire floors into hotelling space. There's a need for swing space right now, in order to accomplish the switch. But when this pandemic is over, the government will be dumping some space where possible.

Having said that, it's hard enough monitoring private sector employees from home. Add to that the 'work ethic' of some public servants at home... I don't know.

Having worked in the private sector, the public sector and now in a quasi-public organization, I can tell you with certainty that the private sector does not have any monopoly on work ethic. But my comment was not really in relation to the ability to monitor employees, but more that you can't build an organizational culture remotely, and you lose all of the synergies that come from having people in the same location.

I have no doubt that some departments will use this as an opportunity to reduce office space, and I'm sure that there are some examples where it makes sense. In particular, hoteling space makes good sense for consultants and contractors who are in for periods of time. But for the majority of professional public service jobs, I think that would be a big mistake.

High quality rendering of the co-living tower proposed at Head Street Square. Looks far better than it did in the base Revit looking rendering.

Updated renderings for both the tower and the mid rise beside it have been posted on devapps. Overall they look quite clean and modern. The copper looking metallic cladding on the mid-rise looks great in the renderings, hopefully they can pull it off!

The pace of development for Zibi is encouraging when you compare it to what's happening on LeBreton Flats. Is this the fifth building in the pipe for Zibi? When this new phase/tower is complete, this new neighbourhood will be off to a pretty good start.

That's a great looking building, I'm surprised they haven't launched sales of more condos given how hot the market is right now.

It's absolutely fantastic. It reminds me of canal side living in Hamburg or the Netherlands. This building embraces the water like no other in our region.

I have no experience in valuing properties. Is $814K for a two bedroom in this location reasonable? Seems like a lot.

Unit 209 is listed for $814,900, one of three units for sale on MLS by the builder. Unit 207 is for sale by the owner for $799,000. All include parking (pre-wired for charging) at $35K. Was walking by the little NCC plot of land where Bronson and Sparks meet yesterday. Spent a lot of time here in the summer, but haven't been back since maybe September. The impact of these new buildings on the area is substantial. Caught me way off guard. Can't wait to see how this whole project turns out.
