Two more in Terrace Heights (along Terrace Road) and in Inglewood along 124 Street. GEC won't be the architect for these, however (they were only hired to do the concept designs, not for construction).

Without knowing the details, it likely includes other soft and hard costs... not just the 'price' of the unit.

Sure, but they also get tens of millions of dollars (sometimes per site) for community/social improvements...with one of the last sites rezoning providing $37mil alone.

Oh don't worry. In Vancouver, the planning department had outside planning consultants do a report claiming that's never the case. Instead, land values should drop to compensate! Sorry, in a hot market, that's just not the case.

Ha, of course. Nor is it related to an extremely onerous entitlement process either. It is astounding how difficult it is to add (desperately needed) housing supply in Vancouver - and reading some of the local councillors stances on density, esp. rental product all the while preaching for greater housing 'affordability' at every opportunity.

Paramount Site - construction 2022, opens 2024



Once completed, the tower will feature 346 residential suites (approx. 525 residents) above 13,800 sq. ft. of ground floor retail space with most units facing Jasper Avenue for maximum exposure.

About a dozen smaller scale (obviously able to combine them) retail bays on both Jasper & 103st.

Premature given the timelines, but for fun:

Blackship - The old shoe place next to the Wee.

Remedy - I'd love to see it kitty corner in that placement CRU in the Melcor building.

I'd give it more of a thumbs-up if they could do a riff on the IPL building cap next door. Not doing that would be a missed opportunity.

from the rendering it seems like they're keeping both the marquee and the "theatre box" albeit with an atrium cut into it.

the building itself has no heritage designation but i believe the marquee has a provincial heritage designation.

Yes, yes it does. Although it is more difficult and costly to incorporate these into a new development the it's the story behind it that one can (and should) leverage into marketing of the new space, building, etc.

I'm wondering if the Marque is a ghost image as we see Remedy in there as well.

I hope this goes ahead. I will miss the Paramount since I saw so many great shows there. But I do hope this does not become another parking lot.
