Fingers crossed for a Pine Street extension connecting to Pennyfarthing. That opens up a whole lot of options for the road network.

Pine seems to line up with a DND garage:.
Maybe an east-west street off Burrard?

Sure, but the only useful option is Cornwall to Pennyfarthing - I suspect Concord will take exception to that.

From a preliminary glance, unambiguous, disappointing project. Hope they consider something less run of the mill for the final concept.

I was thinking a glorified driveway with a traffic light on Burrrad across from the park (in line with York, but obviously not through the park)

To my untrained eyes, that looks like it could be really overbearing for pedestrians along Burrard.

It's a real proposal, but of course those residential buildings are just placeholders, the commercial may be too. The scale of the resi buildings doesn't even seem right, the floor to floor appears higher than the office. This all looks to have been put together pretty quickly.

That said I do like the direction of the commercial building projecting out onto the intersection, if they can refine that design I think it will turn out quite imposing and meld well with Senakw.

What are the height restrictions here? For the office component, I would rather see a couple of traditional downtown style office towers. That’s the direction the area is going in.

Except maybe in the summer when the sun is higher but the east section of the seawall is already pretty blocked out with all the townhouses built up along that stretch to Granville Island.

They're installing concrete bollards in front of the VPD:
