After they demolish the existing building for this development, hopefully the site doesn't sit empty for a year+ just as the other Tien Sher site has across the street.

It hasn't been comforting / provided much faith with how slowly that project has moved.

I felt the same way about Evolve, but every time I look out my balcony at it I wonder, "Where did that tower come from???"

I am sure the Evolve residences are wondering the same. When they moved in, they had no blinds for 8 weeks (some installed their own, so from the outside the building has no uniformity with various blinds and thickness). Now, sound transmission between units are an issue as the condo appears to have been constructed with absolute zero consideration to sound deadening. It's another MetroCan Construction win....

Well, that sucks I absolutely value the quiet that comes from my concrete condo, and anything worse would be a deal-breaker for me.

EDIT - changed my mind after looking at the comparison!

Not nearly as sleek as the original rendering.
Too fussy like a Henriquez design.

Atrium and catwalks are nice though.

Thanks!

Mixed feelings. Sadly it appears to have lost a little height, but is still decent, guessing around 165 to 175 meters?

I liked the scallop carved into the old design, but over all I prefer this design (it just needs to lose the protruding box).

As for the tower I feel that the protruding box drags everything else down.

If that’s removed the rest of the design will fall much better in place.

Great scale for that location and perhaps I can ignore the protruding box design that has the usual post modernism criticism to art deco architecture or conventional design written all over it. However, it is suitable for the location and adds distinction when entering Surrey from what will eventually be the New Pattullo Bridge.

Nice find.

I like the podium base, and plaza leading into the atrium (very Library Square like) but the tower looks dated (2010-2015).

Hopefully it's further refined through the design review process.

Love the plaza! This is the kind of design that defines a vibrant downtown. Keep it up Surrey.

This project has undergone so many changes since it was originally proposed so I wouldn't even hold my breath for a construction start within the next year or two.

Agreed. The original plan on the East side of KGB seems to have been put on the back burner in replacement with the twin towers on both sides of the road with the focus on the West side. Makes sense in terms of being closer to the SkyTrain, but not for filling in the empty space of the buildings that were demo'd and filling in the low rises behind with KGB.

Looks good. But I doubt Tien Sher's ability to execute and complete. They'll probably hype the land and property and sell off to a better established developer.

So I guess this Whalley District/ Flamingo Block thread will be for the project to the east of King George Blvd
while the other Whalley Station thread is for the one to the west.

Tien Sher is selling strata office in the Flamingo Block:

Phase 1 is the more easterly of the 3 towers/2 city blocks:
