Of course, probably at a time when the City was slightly more progressively than now.

Try posting facts instead of "gotcha" insults. Nothing you've said refutes my points.

A year ago the Urban Design Panel advised the new face of the Royal Centre should be strengthened to support one of #Vancouver’s most iconic intersections. Recently released Development Permit Board minutes show this updated “welcome addition” won their support

A comparison with this older concept reveals the corner of Georgia & Burrard has been substantially opened up with raised awnings. Though it looks setback, this institution's entrance now stands proud, celebrating the meeting of these ceremonial streets

Hopefully they don't actually end up sticking six smaller RBC bank logos between each of the columns.

This addition looks so out of place, they really should have done a better job tying it in with the architecutre of the other buildings it's joined to. The part below the awning doesn't look as bad but the office component looks so out of place

Yeah, looks just as bad as it did before,
and the raised awning makes it useless for weather protection.

Is there not enough room for a full tower there?

Yes, if it wasn't fenced in by the two neighboring buildings I assume.

It doesn't really "do it" for me. It's a 'kind of' looking project. It 'kind of' goes with Royal Centre ... but not altogether ... it 'kind of' looks International Style ... but isn't...
It's 'kind of' smart looking ... but doesn't quite make it for some reason .... It 'kind of' makes use of that corner space ... but could be a whole lot more public-oriented ...
IMHO ... if it goes through, it will be 'okay' but not a building to celebrate. If it did become 'iconic' it would be only by default, the location being the main reason ...
Can't Vancouver do better for such a vital corner on the two ceremonial streets of downtown?

It's not 'Vancouver' that needs to do better, it's the property owner that needs to do better.

Thank you for saying that. Yes, I have hardened my stance on this. I think it's a travesty of that vital street corner. There has to be something much better that could go there.

Yes, But Vancouver isn’t exactly helping to encourage a more substantial development.

Unless you do a Central Park super skinny tower I don't know exactly what people think they are going to build there.

How do you know that? Maybe there was an inquiry for a tower here, and the City said it was perfectly OK. The Development Board can't turn down a project because it isn't as big as someone wishes it was. FeatheredFriend already posted that the limitations here are the length of the lease that the bank has, and the site imitations because of what's already underground. They're building a steel-framed structure to the maximum the engineering allows.

The city of Vancouver is the bogeyman living under the bed on this forum, always an easy target, with or without any factual basis.
