A comparison with this older concept reveals the corner of Georgia & Burrard has been substantially opened up with raised awnings. Though it looks setback, this institution's entrance now stands proud, celebrating the meeting of these ceremonial streets

This addition looks so out of place, they really should have done a better job tying it in with the architecutre of the other buildings it's joined to. The part below the awning doesn't look as bad but the office component looks so out of place

It doesn't really "do it" for me. It's a 'kind of' looking project. It 'kind of' goes with Royal Centre ... but not altogether ... it 'kind of' looks International Style ... but isn't...
It's 'kind of' smart looking ... but doesn't quite make it for some reason .... It 'kind of' makes use of that corner space ... but could be a whole lot more public-oriented ...
IMHO ... if it goes through, it will be 'okay' but not a building to celebrate. If it did become 'iconic' it would be only by default, the location being the main reason ...
Can't Vancouver do better for such a vital corner on the two ceremonial streets of downtown?

How do you know that? Maybe there was an inquiry for a tower here, and the City said it was perfectly OK. The Development Board can't turn down a project because it isn't as big as someone wishes it was. FeatheredFriend already posted that the limitations here are the length of the lease that the bank has, and the site imitations because of what's already underground. They're building a steel-framed structure to the maximum the engineering allows.
