Luxury is one of MANY over-used terms that have actually watered-down/de-valued what the meaning is.

I lump it together with "Premium" "Ultra" "Gourmet" "Artisan" "Exclusive" "Premiere" and many others I can't recall off the top of my head.

To me, Luxury doesn't mean Chipboard cabinetry in the kitchen and bathroom, or builder grade Cheap Depot flooring, in addition to square footage that is on par with my garage...lol

The number of buildings under construction on Rideau St. is quite impressive and exciting for this part of the city.

At first I was disappointed that the podium is higher on this site than next door - and it's probably not great for low floor interior view units at Claridge Plaza III & IV, but the view from Cumberland Street is actually kind of cool - a nice terracing effect. in the raw at least.

Whatever happened to the lengthy Rideau Street community design plan?

I distinctly recall that Rideau was supposed to have a 'european' 6-storey podium setback for it's entire length.

I'm not seeing that from anybody in the last 5 years. Was that thrown out the window? Rideau west started doing it, but these new developments aren't.

Yes, thank you. I really thought that report was well done, and remember reading the section on the Streetwall.

I see 'density redistribution' on there. Its interesting to see this kind of like NYC, except limited to each lot. So basically for most of these lots, you can take the maximum floor area as the max buildout to the alleway/lot line x 9 stories, and then translate that total density/total floor area into a 25 storey tower with whatever podium space is remaining in your 'density' calculation.

I have NO problems with very tall buildings along this stretch, but variegation and appropriate commercial/community space on the ground floor is needed to make it human scaled, rather than downtown Slater Street.

Looks like we'll be trading claridge's beige wall with a new grey and black aluminum wall. At least the new tower has some mildly interesting form and lighting details at the top.

Starting on the building envelope. Materials facing Rideau look pretty good to be honest, but the material on the side look really cheap in terms of fit and finish.

Side will be hidden by something eventually, so whatever. No worse than CP III-IV blank walls.
