BREAKING NEWS!

I have a good contact who has confirmed from a reliable source that the Harper Building is finally a go, and that we should see construction starting later this summer (perhaps even this month).

I have no information as to the nature and scale of this project however. The last iteration was supposed to be a 10 storey Doubletree Hotel. I doubt this is still in the cards given the COVID situation and the current state of the economy, and I think something residential is more likely, but there appears to be something afoot.

OK so that's why the bill boards there have been removed! I really hope they do something significant at this location.

Any other project rumour, I would take your word for it... but this project..

I understand and appreciate your skepticism regarding this particular project, since we have been disappointed before so many times over the last 6-8 years or so.

I have no first hand knowledge of what Valmond has in mind for this land, and am in the dark as much as you, but my source is as big a development nerd as I am, and claims to have a "rock solid" contact on this.

In addition, the advertising billboards on the property in question have recently been removed, which may mean something, and Councillor Greg Turner, on a recent Facebook post, made this comment, including a photo of this particular property:

The buzz feels different this time. I hope we finally see this prime land get developed. My hope is that it's a significant project. It would be disappointing if it was less than 8 floors. With several apartment buildings fully leased even before they're completed, the market is strong enough to support a substantial building here. Hopefully we'll get some information from the next PAC agenda.

Agreed. A nice building with a great location overlooking the lake. It adds a lot to the neighbourhood (and for tenants, is right behind Pomodori Pizzeria). What's not to like!

Lakeview Villas looks great. I love this view with the lake, just nice!
Jones Lake is such a nice feature in the city, lovely area.
2 more floors would've been even better!

I wonder where Churchill25 (formerly Churchill) is?... he would know definitively what is planned and a timeline. Where are you?? haha

Does anyone have any recent knowledge about Tannery Place? Is there going to be a second apartment complex started soon and/or the proposed hotel? Or maybe even another apartment complex in lieu of the hotel.

There is a thread dealing with this - the Junction Urban Village thread.

Tannery Place North is to begin later this year, presumably after they are finished with the tower crane at Tannery Place South. Everything is still a go as far as I know.

This is the latest render:


They have swapped the location of the hotel. It is now going to be built at the SW corner of Vaughan Harvey/Main. No time frame announced for construction of this building yet.

There is a construction company sign in front of that small automotive building at Main & Vaughan Harvey - North side. I think there's supposed to be a brew pub going in there. I didn't get a real good look as I was just driving by. But it would be nice to see that building developed. It's a bit of an eyesore, especially in such a prominent location.

Yes I believe so. So if the rumor is true that the renovation at 800 Main Street is for a brew pub, then that'll be 2 new brew pubs in downtown Moncton. With Ashford being the developer of the old Paramount Lounge I think that the end product will be nice, whatever goes in there.

That whole corner is a prime location for more buildings like the ones in junction urban village. I think eventually this will probably happen.

That land & building directly on the NW corner was at one time for sale through Royal LePage for $450,000. Not sure if it ever sold. But it's an obvious location for development. Hopefully something significant.

Thanks. Both of these opening dates are later than anticipated. I presume this is COVID related.

Fusion Commercial Properties have a request before the July PAC regarding the Higgins block. They're doing a 3m x 6m addition at the back of the building for an emergency staircase. The request is for aluminium cladding on the addition, but it looks like wood and closely matches the colour of the building.
It's good to see the redevelopment of this property going forward. But with so many people shifting from office jobs to working from home, I wonder if Fusion will now make the upper floors residential units instead of commercial space. It seems that because of the virus, the demand for office space would now be flat.
