Not that bad. Could be worse.

Is there retail at street level nearly everywhere? If not, that's a missed opportunity.

Griffintown looks like SE False Creek from a distance, but looks more like Yaletown up close. I don't think Griffintown will ever achieve the same urbanity as Yaletown, but still a decent newly created neighbourhood.

There's some retail - grocery stores, banks, some shops (a Winners...), depanneurs etc. as well as some restaurants. What the area is really lacking is amenities for the families that it's trying to attract - most notably a school.

My understanding is that Vancouver has done quite well in terms of pre-planning the density it was trying to cultivate by considering these amenities/infrastructure beforehand.

Yes indeed, I just realized my mistake and came back to the thread to correct it.

Devimco throws up buildings at an amazing speed but they're mediocre at best. I worry about Maestra because it will be very tall and very prominent and with their track record, I don't trust that Devimco will deliver something worthy of that location.

True. I reassure myself with the fact that Devimco is also behind the MMA condo project which I think is one of the most promising in town, with high quality material (granit, curtain wall) and an elegant design. For that one, they went with a good architectural firm (LemayMichaud). The difference is that MMA is a very luxurious project, while the Griffintown projects are less.

I would have under lit (shelve) the horizontal floor transitions.
