I believe the parking lot just to the north of the bus loop will be the site of the next university expansion.

Did you mean to say the parking lot to the "south" of the bus loop.

Yes, to the south. My mistake.

Not exactly an earth shattering development, but it looks like they're about to add a Tim Horton's to the Surrey Central station. The cafe will be adjacent to the station entrance facing Civic Plaza. Great location.

That's good except it's going to attract a bunch of panhandlers

But in fairness, if you don't see a bunch of homeless people outside a Tim Horton's, how would you even know you were in Greater Vancouver?

Under the current circumstances, very hard to say.

I was looking around on Cosmos and noticed that RPMG Holdings (Onni Group parent) has a development application to the north west of Bosa's University District.

This would be Onni's first Surrey Centre project I believe...

13352 105A Ave

It's slated to be a 6 + 30-Storey Residential tower.

If someone is able to post some renders please do!

Not too shabby.

Yes, the Surrey Now-Leader had an article on this a few days ago. ( https://www.surreynowleader.com/news/33-...to-surrey-council-first-of-three-phases/ ). Like Park George on 100th, as this site is already on a bit of a higher elevation than most other current projects under construction, it would likely be more prominent in further developing the skyline too, no?

I think this is the one Shift mentioned about a year ago.

First phase to be a single tower on 104 Ave above the commercial.

On the one hand, I won't miss the junky low-rise apartments at all. On the other hand, I don't want to lose my awesome view to a tall tower right in my way.

Is this my descent into NIMBYism? Is this where I rail against the gods?

Or do I buy a unit in the new tower and preserve what I so enjoy?

The planning report has a site render of the expected heights of the towers looking west.

Thanks!
Based on the plan above showing future blocks in red and future roads and lanes,
it looks like this project will have a "half a road" leading to the lane shown on the elevation,
and there'll be a "half a lane" behind the businesses fronting Whalley Blvd.

Apparently they expect the first phase of Plaza 104 to be complete in just over 3 years from now."If approved, the first phase is expected to be built and ready for occupancy by summer 2023, the report states" (Collins, 2020).

This is quite the time frame considering it's JUST gone to council for the first time this week, and the existing buildings are still standing. University District has a similar expected ETA for comparison.

What do you guys think

^The expected occupancy date is almost always overly ambitious. To be completed in 2023, they would need to be digging now. This won't have 4th reading for another year. A year of marketing after that. Start digging in 2022, completion 2025 would be a realistic timeline if things moved swiftly (market conditions permitting).
