What is your guy's opinion about this building/builder/location? I was very interested, but read a few bad things about Claridge. I bought another unit from Urban Capital and have been happy with it so far.

In my opinion they are the worst builder in the city. They cheat and lie to the citizens and government of Ottawa about everything they build. They bait & switch buyers and city council with dreamy proposals for every project and then they build them fast and cheap with completely different materials than their renderings and drawings. If you do a quick walk around of any of their existing projects you will immediately see issues with the quality of materials and shocking degradation in even the most recent projects.

Just chiming in agreement with this, in case anyone not a regular on this board thinks it's a one-off viewpoint.

No one could accuse me of being totally anti-Claridge though. They have done a small number projects really well in my opinion, including 700 Sussex and King's Landing. The 700 Sussex success, however is almost fully due to a site covenant that mandated limestone exterior, and stipulated the window proportions along each facade. You can bet if that hadn't been in place, we'd be looking at something closer to what they put up at Lebreton flats.

I own a condo in a Claridge building and can confirm that they cut corners everywhere. A bunch of things have fallen apart or stopped working and needed to be repaired or replaced in my unit within a shockingly short amount of time.

The interior finishes, in particular, seem to be bottom-of-the-barrel quality.

Thanks folks. It's a shame to hear that. Premium location, grocery store and a promise of being a luxury condo really make me think about diving into this. But looks like it's too risky given the builder's history.

It's sad that there is really nothing similar for the price out there.

We have hope. Builders like Main + Main and Mastercraft Starwood are pushing harder into the Ottawa market, Trinity is about to make a huge splash as well and will hopefully make a better product than Claridge. Check out what Trinity is building just down the street at Rideau & Chapel.

"It's sad that there is really nothing similar for the price out there" is exactly the problem with society today. If there were competition then fine, but with real estate the price it is today, developers are doing the cheapest possible thing, to appeal to buyers looking for cheap prices.

A friend of mine recently bought a $900,000 1.5 bedroom home in Toronto, and the kitchen is visibly stapled-together cardboard on particle board frames. It's a stunner.

I wouldn't call $664/sqft on a pre-construction "cheap prices" though.

Yes, and the painted old grey brick is visible under the cheapo-stucco panels of the '90s. That store dates back to the 1940s, I think.

Ugh, how much of the city will turn into this blight before we learn and legislate some rules. I'm much more concerned about spacing than about heights, but city policy has it upside down. Toronto has it much better, much fewer gapless rows of identical height stub towers.

You said the word "canyon", we can anxiously await the contributors here who claim there is no such thing, and it's only a tool for the nimby types.

This city loves lot line to lot line clone stamped stub towers. Our NIMBY's will take this 10/10 times over tall slender towers with proper setbacks and incorporated green space.

Well take a look at Main + Main and their quick height reduction from a nicely shaped 38 stories to matching stub. Almost definitely NIMBY pressure (and/or council pressure) to reduce from a tall tower to a set of matching stumps that will fit our homogeneous block of a skyline.

- The building is 33% sold out or 79 units sold out of 237 units.
- The average price per square foot for remaining units is sitting at $698/sqft, with an average unit size of 709sqft.
- The building had originally included a few three-bedroom units, however, the developer has decided to change those into smaller units in order to meet the demand of the buyers.
- The lowest-priced unit is #203, a 480sqft studio, the Chiffon Floorplan, located on the second floor for $316,000
