Grocery anchored is always the goal. Actually getting a grocery store is a different thing.

Lewvan Crossing is going to struggle to be successful in the short term.

Oh boy!
Building 1 (grocery) My guess is Save-On Foods. When they opened their first Regina location they had said they wanted to eventually have three locations
Building 2 (retail) Uh, Dollarama? Maybe Dollar Tree but I doubt that one
Building 3 (restaurant w/double lane drive thru) either McD's or Tim's
Building 5 (gas station) No guess on this one
Building 6 (office/retail, with drive thru around back) It doesn't say restaurant so I am guessing bank/credit union or of it is fast food my guess would be DQ (but not taking entire space, like DQ/Urban Barn in Grasslands)

...and I should add, if this project ever proceeds

There is a grocery store on the site plan but leasing our there has been non-existent. I believe the Co-op gas bar is the only tenant.

If the goal is to create parking and traffic issues in the park then the city (and province) are really knocking it out of the park these days.

Has the city had any luck with Brownfield remediation of any properties? Cushman & Wakefield for example has the Hill Avenue (former Kuntz’s Automotive location), the former gas station across from Golden Mile and also Albert Street (across from Bodega) that I hope will all be developed. Would love some 2 or more floor mixed use buildings.

Your optimism is nice but just take a look around Regina. The economy is in the tank and people around here put way more effort into not getting things built than actually getting things built. I assume brownfield spots like those will remain vacant for quite a long time.

Any approximate idea what it would cost to remediate the Albert site? I love that spot and think it could be a really good spot for a 3-4 story mixed use development. Obviously nobody will bite the bullet if the cost is astronomical

The Albert site has already been remediated. As with all brownfields, the issue is risk that something further might be discovered. Lenders in particular shy away from brownfields. Also the vendors often restrict what you can build. They usually don't want any residential or disturbance of the ground.

Lenders will typically finance sites with a clean ESA or a cleaned up site, but buyers should definitely be wary that the MoE might change the criteria in the future.

These sites typically cost hundreds of thousands to clean and the Albert south site was probably many, many hundreds.

EVRAZ Place has applied to the City to pursue a hotel on the Ex grounds. I have heard that they are also looking at other developments as well.

I read about that today. The obvious issue is the location of Evraz Place to turn it into an area that they're talking about.

RPL is again looking into “renewing” Central Library. They’ve been handing out surveys to patrons and I believe there was an online version as well. Will be interesting to see what they come up with (especially after what happened last time they talked about it-hopefully things go smoother this time). I imagine this won’t be quite to the scale they were considering before.

Two homeowners in Harbour Landing want to get in a fight with Dream bc the empty lots behind them might become fourplexes instead of single family dwellings. Sorry, if you buy beside undeveloped land, there is no guarantee what will happen with that land.

Council approved the change of zoning so they are appealing.

I sympathize with them, but like you said there is no guarantee of anything when you buy a house. I agree that HL is way too dense for the type of public transit available, but nothing will be done about that.

Anyone know the status or info on the Novia Cafe block? How is it ok to have properties not in use, especially downtown? How many years has it been since the restaurant closed?
