Yeah I would prefer if they used brick for the entire exterior but I don’t hate it. It’s a beautiful building that will benefit from the foot traffic from the hotel.

More information:

The property is 1/2 of a block that stretches from the southeast corner of 7th and I streets to the southwest corner of 8th and I streets. Currently, the property looks terrible. (See above)
The group that bought the property is American Hospitality services out of Elk Grove. They have other hotels in the Sacramento area.
The new building would be an 8-story, 179-room Marriott AC hotel.
According to Bay Miry (part of the group that sold the site) the plan is to submit construction drawings this spring and start construction on the hotel portion this summer.
The existing building is 3 floors and has 50,000 square feet of space.
There are 3 companies that are not currently in downtown that are interested in office space and may take up the whole building.
So long as the leases are signed really soon, Tenant improvements to the existing building could be done by the end of the year.
Adding more floors and residential to the existing building would require too much money to retrofit the structure.
The existing office building is considered a prime example of Mid-Century Modern architecture...ok...

The I Street bridge design winner was announced this morning. They went with the "Spring" design.

I think the idea was to make the addition disappear and not compete with the existing structure. I am not a big fan of these stucco boxes. I wouldn't even call it "stucco" Instead, the outside looks like it will be covered in fiber cement "Hardiepanels" which is the trend for building finishes. Builders, architects and developers have a hard-on for Hardies. These panels are very expensive, but not nearly as expensive as brick. Real stucco can look really nice, but it is super expensive as well. These terrible Hardiepanels look OK... for about a day. Once the first rain comes, dirt gets absorbed by them and the paint starts to leach out. Regardless of my feelings about them, Hardiepanels are here to stay. They come in sections which makes them easy to install; and even though they are expensive, they aren't nearly as expensive as brick (or brick panels) and other forms building "skins".

It looks like they took their inspiration from an Art Deco hotel in Miami Beach.

The standard answer for the new county courthouse is that they ‘plan to break ground in the fall’. (Which year is still to be determined).

The Stadium should be breaking ground November of 2019; no that’s January of 2020; wait, that’s Spring 2020.... who knows?

There are a number of hotels being proposed in the Central City (grid), but I will be shocked if even one of them gets built. I don’t mean to be the pessimist but I’m fairly certain we’re heading into an economic downturn with the hysteria (justified or not) over the coronavirus leading to financial troubles for airlines and tourist related industries.

I am not exactly sure when they plan to start construction. The article says that 28th & S Mixed-Use will take 13 months to build; and the completion date is late 2021 or early 2022. Based on that, it sounds like they plan to start construction late this year or early next year.

The article mentioned HK3 Development's other project at 10th and U Streets, called "10U". It is currently under construction and should be finished by July, according to an HK3 Facebook post in mid-January. This project will have 4-stories, 21 apartments and 2700 square feet of retail.

I think we'll be fine regarding Hotel construction given the Convention Center construction is in full swing and we'll be able to book bigger conventions. The demand will be there.

Also I am wondering how many years out we are where the grid is at critical capacity where there really isn't any low hanging parking lot/single story auto shops to redevelop. These kind of easy target sites have been vanishing pretty fast and maybe within another 5 years or so we might need to start talking about some serious demolition and putting a moratorium on these small infill projects.

I've been saying for years that we need more rooftop bars/restaurants. I travel quite a bit for work and one thing I've noticed in the last 2-3 years is that construction of these 10-15 story mid-level Marriott/Hilton/Hyatt hotels seem to be the norm all over the country.
