Dense housing is coming to another spot in Midtown Sacramento, in the form of a four-story, 38-unit project with first-floor retail.
At 2800 S St., the project by HK3 Development would occupy what’s now two empty lots and the site of a single-story auto repair shop slated for demolition.

Project Overview:- Name: "28th & S Mixed-Use"
- Number of Floors: 4
- Number of Apartment Units: 38
- Unit Mix: Studios and 1-Bedrooms, ranging from 342-667 square feet.
- Apartment Pricing: Market Rate
- Ground Floor Retail: Two commercial spaces facing S Street. Each space would be approximately 1980 square feet.
- Cost: Not finalized yet.
I am not exactly sure when they plan to start construction. The article says that 28th & S Mixed-Use will take 13 months to build; and the completion date is late 2021 or early 2022. Based on that, it sounds like they plan to start construction late this year or early next year.

The article mentioned HK3 Development's other project at 10th and U Streets, called "10U". It is currently under construction and should be finished by July, according to an HK3 Facebook post in mid-January. This project will have 4-stories, 21 apartments and 2700 square feet of retail.
Here is a drawing of 10U:
Here are some construction photos of 10U from HK3's January 18th post:
