Ya that's not how it works. Condos and late night entertainment options don't mesh and you're not replacing two large rooftop patios in the entertainment district now adjacent to a hundred new condo balconies.

How someone thinks "bars are everywhere so build 🞵🞵🞵🞵🞵🞵 condos" is good city building is beyond me. Once again the difference between people who experience their city through a computer screen versus actually living in it.

Not to mention that adding a bunch more tiny condo units targeted towards investors isn't doing anything to solve Toronto's housing affordability crisis. Complete with CRUs that are completely unsuited to bars in most cases (there are a few good bars in new condos, but few and far between).

120 Church has some potential. The podium is a bit monolithic and the box portion should probably be set back more, but different materials and no balconies are always intriguing.

I do tend to remain skeptical of black materials in renderings. There's a big difference between Mies black steel and painted spandrel or precast.

I like 120 Church, it looks like what is going up just down the street. I'm a sucker for black towers. I'm also surprised McVeigh's didn't sell out. I know they are 3rd or 4th generation now owning and running that bar. Would lover to see it stay. Toronto needs a few dive locals in the core.

It gives me Batteries Not Included vibes.

The housing shortage is not what you think it is. Let's say it is for the sake of argument it is. How exactly are a bunch of condo towers that are at least five years from delivery going to help the crisis? We need development that can be erected quickly. Market driven skyscraper construction is the worst way to address a housing shortage and particularly one on affordability.

A housing shortage should not be the means for throwing sound planning policy out the window. Height isn't the issue. It's one of the products of height, density, which Toronto doesn't seem to have much interest in. That is the basis for building great urban environments and not how the skyline looks from a distance.

The render for 120 Church has great quality. I have doubts the built tower will look anything like it. I do think we have hit botton and quality is on the upswing.

They don't need the bar to proceed and the price is minimum ten figures. I don't have any insider information. The exclusion from the development doesn't conclude hold out to me.

120 Church would look great if they ditched the random gold rectangles on the tower. I love it otherwise. The podium is superb.

Building more units with egregious condo fees is only going to help a small subsection of the rental market.

One of the best ways to address the shortage and rental price gauging in my opinion is to expedite the approval of as many new "laneway homes" and basement units as possible. Instead of the delayed permit process, greenlighting basement apartment construction and sending an inspector partway or halfway through construction to ensure the basement is legal, the onus will be put on rental property investors to ensure they are playing by the rules.

I live in a very small 1 bedroom basement apartment which only takes up 40% of the sq of the bungalow's footprint, and for one person it's totally fine! The other apartment beside me is a 2 bedroom unit.

Allowing for more construction of freehold townhomes and new SFH in certain brownfield areas (and unprofitable farms that farmers would rather sell) outside the city limits are also key for soothing the red hot rental market despite what many anti-suburban ideologues claim. It's not a silver bullet but far more effective than more unaffordable condos in the core.

Many investors are focused on demand for rental housing, says a new report from Altus Group.

Actually, I think that that will look great on the finished product although I'd concede it looks terrible in the rendering.

Another article making this about demand refusing to acknowledge Canadian sub markets went for decades at below 1% without any private rental construction. To anyone that thinks there's a housing shortage in Toronto go look at the vacancies from the 80s, 90s and 2000s that led to the creation of the rental replacement policy. The vacancy rate only includes landlords pursuing tenants. There's hundreds if not thousands of off market GTA homes sitting empty.

Not a fan of 120 Church is any sense really.....mostly because I like the businesses currently there. If this was to the south, or on one of the nearby parking lots, I'd be happier.....but this is a shame for what's being replaced IMO.

Fair enough, but I mean, it's still a good sign here, considering how "bad" things are going in Alberta.
