A million square feet for new housing, commerce eyed in draft plan for Vancouver’s False Creek South

The False Creek South Neighbourhood Association has released a draft plan for the development of the Vancouver waterfront community.

The plan calls for more than a million square feet for new housing and commercial spaces in one of the most sought-after neighbourhoods in the city.

The draft also envisions gradual infill development in the 55-hectare enclave located between the Burrard and Cambie bridges in the Fairview area.


False Creek South is an urban planning success that has transformed a former industrial area into mixed-income community ringed by a seawall and blessed with extensive greenery.

The City of Vancouver owns 80 percent of the land in False Creek South, which were leased to tenants when the area was being built during the 1970s and 1980s.

Most of these 60-year leases are expiring between 2036 and 2046.

I wish they would have broken up the massing into 3 different pieces here. Podium, tower 1, and tower 2. There’s just too much of a very plain style that will dominate that block.

Pete Fry calls this an incredibly attractive building? Don’t know about that.

There are 2 separate towers - both having the same style - covered in wooden fins.

LOL, so they had a murderer (and victims) living there but god forbid they have a teenager. I knews co-ops usually had to have 30% down in cash but didn't realize they could specify an all cash purchase. Maybe that's why there's four for sale.

PS if one those is for sale is the murder suite, I'd expect a way better price!

Yep the caretaker and I believe also his wife was murdered by a resident. That resident was released back into the building in a few months (out on bail I believe) which freaked all the other residents out. I don't believe any housing corporation requires 100% down so this may just be what the seller wanted. At least the ones I've worked with don't.

And yes a lot of housing corporations have age restrictions. This is common in many buildings. I wouldn't say being a judge makes you a better resident I've seen some very abusive lawyers and judges.

The developers are pretty low budget from what I've seen walking by the job site.

If you look at Google Maps Street View from the alley, you can literally see large chunks of material broken from the face of the foundation wall where the collapse happened. And not just one section but up and down the length of the wall.

The copper side is unexpected (looks good).
Lots of blank walls at grade (on the busy streets) but landscaping should mitigate that.

I drove past that Arbutus development on thursday and it looked like the Safeway had shelving etc in it. Too dark to really see much but the outside looked like it had a lot more to do.

The plan is to replace Ashley-Mar’s existing 54 co-op townhomes, while adding another approximately 70 units of social housing, in a 14-storey non-market building. Two other towers are also proposed — one 24 and the other 27 storeys, which would house about 450 secured market rentals apartments, with the entire project producing a total of about 574 units. Some commercial space is included in the development.

Staff also want council to direct staff to consider other rezoning enquiries in the Marine Drive Station Area for increased height over what’s outlined in the Marpole Community Plan to enable the creation of more social and rental housing.

“While the Marpole Plan does allow for consideration of modest height increases for the inclusion of social housing at this location beyond 12 storeys, the rezoning application submitted proposes building heights (at 14, 24, and 27 storeys) beyond what would be considered a ‘modest’ increase,” staff write in the Feb. 11 council report.
