The picture is a little dated because I believe Aspen Heights has a garage going up as part of that development. That garage though is suppose to service the hotel, eventually three office buildings, supplemental retail parking and I am sure University parking as well. So I can understand why it's so massive to make the parking requirements attractive to prospective office tenants....plus they can rake it in during football season.

They apparently already have a subtenant taking an entire floor, although they wouldn't disclose the tenant. And they have fruit water!

I believe the parking lot is for the employees and customers of the commercial component and not the residents. The "no car" part really refers to the residential component, but to market or refer to the whole project as such is misleading.

One hundred mill is already 44% preleased. Pretty impressive Tempe is still absorbing so much office demand.
