It certainly seems like the city is finally going to get a 500+ footer. I count 5 current proposals:

Opus
1138 Peachtree
901 West Peachtree
Sovereign #2
Hanover's West Peachtree proposal

Surely at least one of these will happen.

Don’t think I realized 901 WP was 500’. Certainly seems like we could get a couple out of the handful. Glad to see a mix of residential and offices, too.

Speaking of residential, there needs to be some residential built on the south end of west Peachtree. That end is a dead zone after 5 when you walk it. The NS towers won’t change the night deadzone feel.

Isn't there a student focused apartment tower going up in the same block as NS? Plus the Standard is right there too.

A city code in the Midtown zoning district calls for more pedestrian connections at new developments for an array of reasons, including the need to create “pleasant and convenient pedestrian circulation and minimize conflict between pedestrians and vehicles.”

Trillist is not clear yet whether it will seek a variance, according to its presentation before the committee.

They damn well better provide a pedestrian connection between Peachtree & Crescent or else the late night patrygoers from Crescent will find their way through the Hotel instead!

Also, those fabric printed things never end up aging well past 5-10 years until they just take them down due to maintenance/tears/fading/etc. Oh, and dumping more cars onto Peachtree with another curb-cut while the street should be moving towards a car-less future. Sorry to be a downer, y'all.

We've got a bunch of 500+ footers but most were built in the 1980s and 90s.

I was thinking the same thing about the fabric screening for the garage façade.

Fabric does not typically age well.

If they wanted to display an image on the façade, they should have the image etched on metal, glass or maybe even screen printed on each panel to form the final image.

I don't think there's a curb cut on Peachtree. Isn't the parking entrance from Crescent?

The DRC agenda prior to the meeting noted

The parking deck includes 8 levels totaling 450 spaces accessible from split ingress and egress along Peachtree St. and full access (for vehicles and loading) from Crescent Ave. All driveway access points lead to a central drop off area within the parking deck.

I guess one could close the Peachtree St access to auto traffic down the line...

I can't imagine the DRC or CoA would allow new Peachtree curb cuts. It's hard to tell, but in the one east facing render it doesn't appear there are any curb cuts or vehicle entrances. It's retail/lobby.

The pay lot that exists there now has a curb cut facing peachtree.

New construction has to conform to the latest zoning, old lots aren't forced to change based on the zoning updates hence why there are still plenty of curb cuts currently on peachtree that are high unlikely to go away

There are indeed two curb cuts on Peachtree St., both one way. I believe the north one is ingress and the south one is egress. This is in addition to the curb cut on Crescent St.

Also, it appears the developer has no plans to include the required pedestrian connection between Peachtree and Crescent. It is unlikely the DRC will recommend approval of the project without the pedestrian connection. The developers representative was quite combative about this issue and indicated they are already going up the chain of command in the City to get approval despite the DRC's position.

So in true Atlanta fashion, expect this project to be green lighted and the finger given to pedestrians. I’ll be surprised if it happens otherwise. Atlanta cars way more about perceived progress rather than the greater good.
