I am aware that Alt has no immediate interest in Regina. A lot has changed in the hotel market since they advertised for development land downtown about 5 years ago.

Seems like they are opening 2 hotels a year at the current rate - Alt Hotel Ottawa Airport and Alt Hotel Calgary University District open this year.

I have no stats for occupancy in ALT Saskatoon, but just from the number of rooms that are lit up at night, it seems like they are doing pretty well. (very scientific, I know....lol)

With the Nutrien Tower currently and literally going up right beside the hotel, I am surprised people are wanting to stay next to a construction site!

They say on their announcement for the Ottawa Airport one that this achieves their goal of 20 hotels by 2020... so maybe the growth will plateau.

I was in a room at their Le Germain Hotel in Ottawa - really nice. I spend a lot of nights in hotels, and this was slick & modern. Not for everyone, though - concrete floors in the room, & a clear glass shower that offers no privacy to the main room (no curtain, fogging, etc) are two elements that I know wouldn't be for everyone

Anybody know what the foundation at the SE corner of 13th and Smith is? I've also seen some work around the site in recent weeks.

There is a house there on Streetview. Is it now demolished? In 2014 there was proposal for a house form office building using the existing structure. In 2017 it was foreclosed by the bank.

Edit: Orion Developments demolished it last month and are building a 4-plex. Looks like a modern infill.

Hmmm very interesting, thanks for sharing. Happy to see infill, hope they put up something that actually looks nice. Have to say I'm kind of surprised they are putting up a 4plex in this market, my calculations were that a 4plex wouldn't be profitable at current market rates. Guess they clearly know something I don't

If you look at their FB page you will see they have a few on the go. Also plans for Smith Street are on FB.

They were loading two large pieces of equipment into the North Canadian Oil building via a hole cut in the west parkade wall.

Have not posted for sometime. Been doing alot of back and forth between regina and Saskatoon lately and I feel regina has a great opportunity with the redevelopment of sask drive into a grand avenue. Everyone has there own opinion as to what should happen to it. Here is my hopscotch version

City acquires all the land on Sask drive between Elphinstone and Albert street adjacent to tracks if they have not already. You would then seperate Sask drive from the business along it by repurposing the existing east bound lanes into single lane traffic both directions (or close the roads coming into sask drive another cheaper option) You then build a new 4 lane sask drive adjacent to that new roadway, separated by a concrete barrier or sound barrier at 10ft high minimum. Making the new sask drive a dedicated express route into downtown via the west. Ideally an interchange of some sort at elphinstone and sask drive, perhaps a fly over going over the tracks behind the lawson could occur lining up with 10th ave to accommodate right hand turns onto elphinstone. Could also accommodate a green pathway adjacent to the 2 lane road(next to the businesses) to provide a walking/bike path from downtown to the stadium

A similar approach could be done on the east side of downtown with sask drive. Close all lanes coming into sask drive between Broad and Winnipeg making it an express route if you will from the east. With a potential interchange at arcola and winnipeg. Would emphasis 13th ave as an alternative to accessing businesses along sask drive or the roads that would be closed off and similar south railway could be emphasised as a way to get to businesses or those side streets. Currently a LOT is for sale on winnipeg st, directly across from 9th ave/winnipeg street intersection. City buys that lot and extends 9th ave into that neighbourhood, providing another means of access

To add to that, it would make sense to do the same thing with arcola avenue, remove side street access between winnipeg and park street. Potential interchange at arcola and vic ave. Erect sound barriers

Just my opinion and pipe dream lol...the city will botch the sask drive redevelopment anyways but one can hope right

Casino Regina has been the number one tourist destination in the province more often than not in the past ten years. That's a lot of traffic going into that building and a lot of money being donated. I can't see the city redevelopment of Sask Drive tampering with that very much.

I'd honestly rather see the city first make it a priority to widen between Broad and Winnipeg. They'd bought up the land along there and TD House was the last barrier, but I thought I'd heard that had been finally cleared. Not sure if the NDP agreed to move or what is happening there.

I'm pretty sure that the idea of a "Grand Avenue" doesn't mean to turn it into a limited access road with sound barriers on either side. That's not "Grand" at all.

Sound barriers aside, the idea of turning Sask Drive into a separated boulevard with the expressway lanes located on the northern side of the right of way (along the rail lines) with local access roads, bike lanes, street trees, extra wide sidewalks, parking, etc. located along the southern side of the right of way (where the business actually are) might actually have a lot of merit and is something the City should look into. No reason a grand avenue couldn't be constructed this way -- without the sound barriers as this would be a giant waste of money, completely unnecessary, and ugly AF.

Yeah I'm just throwing around ideas. If you took the survey the city advertised it leaned heavily toward a pedestrian oriented sask drive which is not a bad thing but in my opinion that's not what sask drive should be. Again sound walls dont have to be there but that's all I could think about for a barrier that was not tree saplings.

I'd be in support of dead-ending all of the streets from McTavish to Angus if it meant that we could maintain the 70km/h zone all the way until Albert Street.
