A "double edged sword" that, quite frankly, no one has the balls to address head on.

Fact: Vancouverites accept DTES the way that it is because it keeps all of the drugs/violence concentrated in one area.

Fact: No one wants social housing initiatives introduced in their neighbourhoods because we all know the trouble that it brings. Just look at Granville street.

Fact: It has been a favourite social-justice ploy that politicians use to earn votes. "End homelessness by 2018" or whatever without sound-strategies; yeah right and pigs can fly.

Fact: Taxpayers would rather see their tax dollars used on infrastructure within the city; not the billions wasted on putting another clean needle in an addicts' arm.

Until we have politicians willing to have the hard conversations then we can expect more of the same.

That turned out pretty well. The glazing is a fair bit greener than I had anticipated, but looks good. The operable windows is still such a rarity for office buildings that it's going to take some getting used to. All in all, a really solid addition to the city's office supply and it sure couldn't have come soon enough.

This was easily one of the most simple (and bland) models we've seen. Yet, even this small two floor addition to 41 W Pender required the professional staff and volunteers on Vancouver's Development Permit Board to meet in July in order to approve these 16 rental homes.

Is the cross-hashing showing the correct location? There's a ~8 storey building in that spot (Lululemon?). Perhaps they mean the spot on the other side of Pacific?

When you say it's going to be very interesting, do you mean the design, the size, or its use?

Why? The residential can be developed on its own. I'd rather two separate projects. Helps break it up better

Seems like it's separate with two different entrances.

I guess they could get 20+ stories (since the Ellington Building is 20 floors and up higher on the hill) for the office portion of the site?

The strata condos have view shadows by Pomaria which covers the Hornby and Drake buildings.

It can always be broken up[via design/and or phasing] and I want that too! Just nice to have the project planned and designed as well as go through UDP and council as a single project. I hate when two projects are literally right beside each other but have there separate UDP, council, permit requirements, etc... It's also nice to have the project when making each component different design each to compliment each other. Burrard Place is a good example. I also like it when multiple structures are planned and built and go through at the same time because of increased efficiency in the planning and hopefully construction/demolition planning.

and for reference:

Those images really show how bizarre many of the view comes are. Does it really matter that you can see those peaks for brief moments form arbitrary points on Granville Bridge? Especially given the crowd of towers on either side of the mountain peaks. It’s not as if the mountains can’t be seen from countless vantage points throughout our metro.

To me these are just as stupid (if not more so) as Surrey demanding an application go taller.
