Downtown Vancouver hasn't had any new wood frame construction since the 90's, but that's because they haven't built anything low enough to be wood. They're demolishing old high rises now to put in new high rises over there. We haven't reached that status in Edmonton, not with the large swaths of surface parking lots yet to be developed.

The wood structure doesn't bug me, more how unsubstantial the new building looks compared to the old one.

There is plenty wrong with OSB and gypsum board sheathing. One minor leak or an activated sprinkler system and you are replacing the structure.

1. A reimbursement grant of up to 50% of construction costs for Interior Building
Improvements to a maximum amount of $20,000 per titled lot that was constructed at
least 20 years ago or more, has not previously received an Interior Building
Improvements grant, has had a ground floor street-facing underutilized or vacant
commercial interior space, and will be occupied by an eligible Commercial Use as
defined in the program procedures at the end of the project. This grant supports
renovating and demising existing commercial spaces, as well as combining two existing
commercial spaces provided one has been vacant or underutilized prior to application.
2. A reimbursement grant of $10,000 per new Dwelling to a maximum of $200,000 for any
mixed-use project that creates new Dwellings above ground floor commercial
storefronts. New mixed-use projects must be street-oriented and contribute to a
pedestrian-friendly streetscape.
3. A reimbursement grant equal to the amount of 10% of total construction value to a
maximum amount of $100,000 per new Commercial Building that has a minimum
construction value of $250,000, and is a minimum of two storeys, and has a Storefront(s)
on the ground floor of the building. New commercial building projects must be street
oriented and contribute to a pedestrian-friendly streetscape.

There are a number of examples of main floor concrete and wood frame above on 'main streets'. Off the top of my head the majority of the mixed-use product built along Hastings in Burnaby is exactly that. Not sure why there's such a hate on for wood frame construction.

BioWare relocates to 75,000-square-foot downtown Edmonton location

Video game developer BioWare has upgraded to a massive new office space in Edmonton’s downtown.

The 75,000-square-foot space takes up three floors of Epcor Tower and houses hundreds of desks, audio recording rooms, gaming stations, an arcade and a motion capture studio. There are even dedicated quiet rooms for employees to take a break. The company fully moved in at the start of the month after occupying a studio along Calgary Trail for the past 15 years.

BioWare opened its doors to its new space on Monday to allow media, politicians and dignitaries a chance to tour.

Studio general manager Casey Hudson said he and the company’s 300 employees felt settled into their new space within a few days.

“We put a lot of effort into making this place an update in every way,” he said. “Everything is just a wonderful upgrade and it is really to bring out the best quality in our workplace for our staff and in turn, the best quality in the games we make.”

The stiffly linear and utilitarian Bauhaus-inspired architecture that still stands today in Edmonton practically glows with simplicity, its confidence placed in concrete, glass and brick.

Without classical flourishes or ornamentation, these are buildings we perhaps too rarely appreciate aloud because, from their philosophical core outward, we were simply meant to use them – not leer at them like garage-wall pin-ups.
