The only thing that needs 'visioning' is what to do with the impark lot on 101 St. and 103A Ave. I don't think we should be beautifying streets that have surface parking lots, as it is exactly what the 🞵🞵🞵🞵🞵🞵🞵🞵 that own those parking lots want. Those surface parking lot owners made life for Edmontonians miserable for a very long time, it's about time we turned the tables around and made their lives miserable.

i'm pretty sure any beautification efforts would be addressed to the thousands of people who walk those sidewalks every day or look at them every day, not the person that owns the parking lot.

The people that own those parking lots that had beautified streets see their property value rise. Those same beautified streets still offer no reason for anyone to go there, offering little return on investment. You will see better return on investment on streets that have no surface parking lots.

that's not actually the case here though is it? it's already a pretty busy pedestrian corridor and the surface parking lot fronts less that a quarter of its length.

25% surface parking lot is still too much. Revera Retirement Living ignores the street. The same goes for the City of Edmonton Assessment review board, Subdivision & Development review board, Community Standards & Licence Appeal committee. (Gee, no wonder why this workshop is happening) City Centre Mall ignores the street except for the MNP Tower entrance. The only building that activates the street is the Main Street rental tower. If the city wants to extend "Oiler Way" then do it the same way it was done in the ice district but I wouldn't go ahead on it until something happens with that parking lot and commitments are made from the Seniors residence and City Centre Mall to activate the street.

These types of improvements should be addressed by a local improvement charge on adjacent property.

If it's above and beyond maintenance and replacement of like for like, let the locals pay for it.

I saw that yesterday. That has been one of my biggest pet-peeves for a long time. It was terrible for the businesses and pedestrians alike.

Wow those window frames are huge.....

Sheesh if trying to go for same size as the existing building, at least make them span across as well.

Worst retrofit (and addition)... and on Capital Blvd, such a shame.

Under 6 storeys will almost always be wood. Economics.

Yah, totally agree, nothing wrong with wood frame.... in Oliver, Queen Mary, Boyle Street, etc..

But right in the heart of downtown? On Capital blvd and practically right on Jasper ave....

It's a 🞵🞵🞵🞵🞵🞵 project all in all. And IMO kinda sheds light on downtown's attractiveness for investors to do business when comparing to what Strategic is building in Calgary as we speak.

The rendering of the low rise portion in and of itself looks firmly suburban, and in a cheap way.

true enough... but i don't think you'll find too many new wood frame buildings in downtown vancouver.

or downtown burnaby or downtown surrey for that matter.

even much if the new product in the broadway and main street corridors is migrating from frame to concrete not because of code as much as because of market expectations. both in the condo market and in the purpose built rental market, the available end premiums for better quality product justify the added cost (which is a much smaller differential now than it used to be).
