No. I don't think you are following. I'm not talking about changing it from light industrial zoning

It reminded me of the west end and with not allowing increases in density would cause rents to increase long term. was one of the reasons for allowing higher densities in the community plan. But now I'm conflating rents with land values lol.

All of this aside. You said density doesn't need to be increased because there is no demand for it. If that's the case seems weird an increase in allowable density would increase land value
