Did they give an estimated date when the existing building will be fully taken down?

If I recall, by the end of 2020, and tower completion by 2024. Foundation taking close to a year, with the remaining 3 for it to rise/interior and all of that good stuff.

We should see occupancy by 2025 if not late 2024.

But time tables are always subject to change. But lets hope all goes well !!!

Let's hope this has the same project management style of 1 Vandy, which is months ahead in terms of the time table original projections. That project is hauling, with structural top out to the top (spire) by Christmas time or around that.

A reliable source tells me Foster's office is *not* releasing a rendering of 270 Park's replacement until they're certain that "every last scrap" of Natalie de Blois' 1961 façade "is in the dumpster."

Oh release it already. Taking down 270 wouldn't have anything to do with the release of a rendering. And it will be Chase's call anyway. It's not Foser's building.

is this likely the final word — or just what we know so far?

‘The proposed 1,322-foot-tall development will yield 2,439,635 square feet, with 1,871,767 square feet designated for office space.’

That's a ton of non office SF, is that all retail/mechanical?

We've seen 1,322' and 1,341', not sure what that actually refers to yet, hopefully occupied solid roof with a parapet going higher

I walked by this building a few months ago and saw the deconstruction...still sad to see this one go.

^ i know. i can see why they are hiding the renders for now. it will be a better, bigger building of course, but looks-wise it seems they think it will fall short of its predecessor.

These are all from official documents with the DOB. The highest number refers to the perimeter wall height. That number doesn't necessarily reflect a final height. As far as the office space number, that has been established since this building was going through the approvals process. The amount of mechanical space is in line with office towers. Keep in mind that when given the size of a building, most times it is the gross sf that is given, meaning mechanical space as well. Mechanical space doesn't count in terms of allowable zoning of floor space.

Does perimeter wall height refer to the highest slab (straight from the street) before a setback? That's what I would assume.

I always thought it was that or the highest wall over occupied or zoned space. I'm never sure what it is, but it's higher than what the stated height (obviously not final height) of the building is on the construction permit. Only the zoning diagrams that will appear when the construction permits are approved will say for sure. That or an official release of renderings and information on building height.

Right, so it's still quite possible we have a 1,400 footer on the way


I'm relieved it won't be a skinny chimney either

Well, it's an office building, don't know how you figured it could be a "chimney" building. But still, it's very close to 1 Vanderbilt, and could still end up too bulky.
