Commercial at grade along 100 Avenue makes sense. So this tower is immediately west of Westrich's proposal on 112 Street. Lots of density being proposed for Oliver.

Happy to be proven wrong. Count me as a slight skeptic though.

Only 2 Councillors (AP/JD) in support of this last night... so it was rejected.

lol classic case of NIMBYism, but not surprising given the demographic of Glenora.

There are many other neighbourhoods dying to have something like this. Otto Capital and Beljan should really look at other locations where it would be welcomed (there are many I'm sure).

Having walkable amenities in a hood is a great thing. It really surprises me this got such strong opposition.
Maybe I shouldn't be surprised, but this isn't exactly a large development.

Amazing at how old and decrepit these NIMBY's are.....gotta figure they'll be dying off soon and then a younger generation might welcome something like this. On the other hand, this type of protest is probably genetic and will never end.

Wexford's 104/103ave project receives non-support from Planning due to the HA zone requirements and 103Ave interaction.

Public Hearing on the 23rd.

This decision has 'spooked' many in the industry as it shows that Council can move the goal posts when there is a large, organized and vocal opposition from the community. This sets a very bad precedent for anyone else looking to rezone sites adjacent or near an LRT station. TOD Guidelines be damned. So much for wanting to get a return on our investment in LRT. Unreal really.

really sad actually, we are building a LRT system meant to spur development along the route over function and speed of the LRT system, and we then we deny development along the route.

So Edmonton.

What issues did residents of the area have with the project? It is directly beside existing commercial space that I would assume is widely popular with residents of Glenora.

There are some sites along the northeast LRT line in Alberta Ave, Parkdale, McCauley, etc. that would be very well suited to this type of infill development and I am very confident the communities would welcome it with open arms. Has Beljan ever looked at these areas?

So Edmonton.
No we are building a CRT system. C for — as we don't want to densify around the stations, allow for commercial for people to use around stations and are too cheap to build a proper line with grade separation at all busy intersections. So we slow down the trains causing traffic tie ups for cars and in some cases stop at traffic lights. So we end up with the worst of all worlds, traffic problems and have people complain about the system who take it being too slow and inefficient. Good on you COE.

As an Edmontonian living downtown who has taken public transit in many cities across many parts of the world I would love a proper system city-wide here in my hometown. We are doing a disservice by spending the money but doing it wrong. But I guess that is par for the course for how we build infrastructure in this city.

I find it telling that Calgary's next LRT line downtown will go underground, while Edmonton goes surface. Not trying to turn this into a Calgary versus Edmonton thing, but instead indicate how somewhere else has learned from its past experience running an LRT at surface in the CBD, whereas Edmonton has seemingly decided to take a trendy social engineering approach to its transportation system.

I have no issues with the low floor system they have decided to go with. In fact I think it's the best way to integrate transit with our built form. This is why I am confused that Council rejected this proposal when it is exactly the type of building that they 'want' to see around this type of LRT system. It's absolutely perplexing really. A — two-storey 8800sf commercial building??!?!?
