Out of curiosity I started running a bunch of the text under that video through a free translator. Along with all the sales talk I found:

Aren't we supposed to be building for local people now and not overseas investors...

Everything in Metrotown is going according to plan, and that depiction follows what is anticipated in the Metrotown Plan. It may even be on the conservative side...

Some of the tower in the park developments along Patterson are fairly low density compared to what can be built now, so it will be interesting to see if some of the towers in the 20 story range start coming down. For example, the 2 towers at Patterson and Willingdon.

Which is why I said they're not completely wrong.

I just think their timescale (if they think any of that will be reality within the next 20 years or so), is a little off.
For the Walk-ups south of Beresford, definitely within the next 10-15 years we could see most of them demolished and replaced with those towers as shown.
But for the towers bordering Central park and whatnot, It might be a while still before those are gone and to say nothing of all that anticipated buildup they expect north of Kingsway.

The only tower built in the 70's or prior getting demolished right now in the Metrotown area seems to be the one at the corner of Kingsway and Patterson with the blue covering that looks like it's getting gutted, possibly to be replaced by a new development.
There'd have to be more of those demolitions at a higher frequency to start to see something resembling what they're selling in that video.

Just wait until they get here and realize that the sales pitch that was pitching to them Yalestown, was really selling them,.....'Not Yalestown.'

Their sales Tag line could easily be:

I guess they figure there are no secrets between couples who would be using that ensuite.
(...but there really should be some, surely).

Guaranteed that most people that buys a unit with that ensuite configuration will request a frosted glass for at least for that dividing pane.

5790 Patterson is a condo and is being renovated.

The structural reinforcing at the top of each column on the office floors seems to be a lot more pronounced on this building than other buildings.
