Can't help but imagine what it could have been like had the city bought it. Then City Government could be compact and connected and we could have all our departments right there in the core, in the center, near city hall, instead of all of our departments dispersing out all over the city. Feels like a big fail.

I notice they neglect to show the billboard/ I35 side in the renderings.

Those ground floor units along the creek side might have some security issues. Sorry, but this building would be more appropriate for Mueller.

Will the billboard even stay? The link shows that entire little block is part of the project. From the creek to the frontage and from 3rd to 4th/tracks.

AISD Facilities Master Plan 2019 Update

Athletics is what I'm most interested in. Here are the highlights of what they want to incorporate:

CAMPUS FACILITIES

Athletic Fields Construct one turf field with lights and seating on each HS campus to host sub‐varsity football/soccer

Gymnasiums
 Construct two competition gyms at each HS campus to host basketball and volleyball tournaments

Wellness
 Provide one multi‐purpose room/wellness center at all campuses for fitness and wellness programs for students seeking social, emotional, or physical support

CENTRAL FACILITIES

Burger Activity Center
Baseball fields: improve spectator seating; add synthetic turf, lighting, and modernize other facilities

Arena: expand to a multi‐purpose space, including a gymnasium, professional development, athletics offices, and an auditorium if needed

Stadium: modernize facility

House Park
 Consider three proposed options to either repair or replace

Nelson Fields Stadium: modernize facility
 Baseball fields: remove baseball fields and relocate program to Noack; build a new multipurpose space, including a gymnasium and community room

Noack Sports Complex Fields: build a multi‐purpose football/soccer and baseball field; improve spectator seating; add synthetic turf and lighting

 Complex: build fieldhouse and press box; add bus parking

Delco Arena Close or re‐purpose for other functions as appropriate

Natatoriums
 Continue partnerships for swim facilities; re‐evaluate at next major FMP Update

Special Olympics Upgrade centralized facilities to meet accessibility standards


Phase 1
Improve:
o HS fields
o 4 HS campus gyms
o 4 HS auditoriums
 Begin CTE cluster regionalization
 Construct multi‐purpose center at Burger
 Increase Fine Arts availability at the PAC

Future Phases
Fund turf maintenance
 Improve:
o Remaining HS campus gyms
o Remaining HS auditoriums
o Renovate remaining central facilities
 Expand Clifton CDS
 Construct natatorium, if needed



Biggest things I noticed were the replacement of the Burger basketball arena and the repair or possible replacement of House Park.

They had no choice. According to the biz journal, the previous owner of the land was the billboard company, and they made it a part of the deal.

I think there's heavy regulation in Austin for new billboards so if you haven existing one, I would imagine you're going to hang on to it for dear life.

It’s kind of interesting that THAT specific billboard had to stay, rather than allowing the developer to offer an equal or better replacement. I mean, Lion Outdoor could’ve stipulated a new billboard on the roof and the practical effect would’ve been the same, maybe even better.

Continuing the Rainey Street news... I know that there was some thought that the last house might be subsumed into a larger development, but I'd say that's unlikely now...
