i don't but norr probably does (they're the architect) as would cidex (who are the owner and self contracting as far as i know). the glazing contractor would know as well but i'm not sure who it is (i'll look for some site signage the next time i go past if there is any) noting that few of the contractors manufacture their frames (i.e. kawneer) although they may cut and assemble them and few of them manufacture their own sealed glazing or spandrel panels in house either.

so now "we're not seeing the whole picture" according to the architect?

maybe because it's actually getting harder and harder to find any of the original images of the whole picture as they've been scrubbed even from the architect's site along with any quotes talking about it including this: "Images of the stripped facade attracted attention recently. Toronto-based architect Stephen Teeple said the office will issue better renderings of what the glass and aluminum metal bands will look like soon. Some of the bands will have a prismatic finish, which will make them change colour as the sun moves overhead or the viewer walks around the building."

the whole picture that's being described isn't the vertical barn board and batten grey zinc even if it might be considered a high end material in europe. the only way to see the whole picture now is to squint your eyes really tight and allow what does peek through to challenge and inspire your imagination... because what's left of the whole picture certainly doesn't.

The initial artwork set by teeple at the beginning was awesome.

I wonder if the city had a hand in reducing the vision to what ended up being a glorified totem meat smoker.

I'll try to find the image I remember seeing initially.

they're getting really hard to find. there are some in some of the journal articles but they're links and not actual pdf's so when you click on them they take you to the new ones on teeple's site as the originals have been deleted.

two of them are still on the following site but embedded in the article and not as images that can be linked directly:

teeple's comments at the time make complete sense when looking at these images. they make no sense when looking at the value engineered smoker - to borrow your description - that actually got built. and his current comments come across as a text-book rationalization that does neither him or his client credit.

This is really nice. The value engineering on this gutted it so so badly.
Fiscally prudent...to not have the right budget for the right final product.
Incredibly disappointing exteriorand I don't think any finishing touches will change that, but please someone pull out a miracle.

What I don't get is that this was approved, and the build so far looks impressive, though overly ostentatious given the purpose, but a library across from city hall got the industrial treatment.

When it comes to the EPS there is no limit to the budget.
So much funding they can build a leading architectural piece on a outer road facing the remand center.

Would be awesome, but doubt the market will turn enough in 5 years to substantiate this amount of new inventory coming to market.

Realistically, I think we will approx. half of these break ground within 5 years, which is still a good number.
