Now completely covered up... how long is the usual turn around time for a new Starbucks after it has been boarded?

Their renovations are usually done within a month and this doesn't require any demolition or reconfiguring, just fitting out a new space. Likely in the summer before school starts it will be done, I'd say July sometime.

Shape is probably wanting to open up the corridors (without stores yet) just to get customers from the SkyTrain to the older part of he mall.

Bit of a waste of time that info session was...lined up 35mins just to get marketed to, with no real definite timelines on possession.

Had a talk with a rep from Shape's retail leasing division and the scoop I got is not the greatest news for us eager beavers waiting for the mall to open:

Good news is Starbucks and the plaza set to open by September, meaning the public will be able to walk through it and access the pedestrian bridge by then.
Bad news is all of the large anchors are gonna be roughly 9-12 month buildout, meaning we're looking at April-May 2020 for most of the good stuff to be open (Ciniplex VIP, Rec Room, Sporting Life etc). Some of those guys are already in there doing prelim work to their respective spaces.

I also inquired further about the Starbucks and she said it's going to be a "specialty" store with alot of outdoor patio space, but she didn't specifically say reserve, so I'm not sure what she meant by that.

Also kind of a given that it wouldn't be open for at least another year. The interiors are still concrete and the exterior is not even finished yet. I suspect everyone in T1 will be moved in by December 2019.

Not surprising at all, didn't it take 8+ months for Whole Food to open even as T1 at SOLO was occupied?

Walkthroughs are going to start in june but it is getting the occupancy permits that will take move ins to late summer.

It is out of the developer's hands once constrcution is complete apparently. How fast the government works is the biggest variable.

The big indicator for consteuction completion will be the tower 1 lobby. Good news is that towerr 1 people dont have to wait for the completion of tower 2 and the mall, just some of the commercial space closest to the tower.

Was told rent estimate for one bed, at least 40th floor is around 2200$.

Grand opening for first mall phase is may 2020. The old mall will be renovated after. Dunno when though.

Was better than the first session last year -- More reps from different pieces of the puzzle. I thought it was informative, just poorly planned having all of tower 1 and tower 2 ppl invited.

Construction team hands over to customer care. Cx care does walkthroughs on their own. Then they book homeowners for their walk throughs. Meanwhile they beg the burnany bureaucrats to get occupancy permits done asap so we are not anymore beyond the Dec 2017 target that is now such a distant memory.

OP really has nothing to do with the city. The Developer and Construction Management team needs to get all there ducks in the row. Schedules and sign offs from all the consultants. All life safety verified and commissioned. No active construction and protection of public from future works. After this the city, fire department do walk throughs. And will issue OP or give a list of Defects to the developer. Depending on the building OP can happen prior to unit deficiency being done.

So if the major anchors won't be opening til 2020, then the small stores/restaurants are probably timing their openings to coincide so they don't have a long quiet lead-up without the traffic the anchors will generate.
