The entire housing market in this city is challenged at the moment, with the condo market the most tenuous and fractured by market conditions.

And I have been hearing that it won't get much better until home builders slow construction, as the current market is very oversupplied with new builds.

im still trying to figure out who is buying all those terrible stick frame 4 story condos that line the Henday. they keep getting built so it must be someone right?

They are truly awful from the outside. Nothing redeeming. They are the modern three story walkups but even further out and you have to own them.

My only issue with the development is that from the Core / Downtown ... they are reducing Rossdale Road southbound to River Valley Road to 1 active lane during most of the day and night - except for peak rush hour. With 104th Street being removed from use - this will create jams because of left turning in to the so called retail area - meaning traffic is at a standstill waiting for someone to cut across the oncoming northbound traffic and then also delays because people are parking and brake and wiggle into parking spots from an active lane. An extra southbound lane all the way to connect to River Valley Road would prevent this and improve traffic flow. Most people living in Rossdale and the lower "core" use Rossdale/Rover Valley to wrap around to the west end up through Groat Ravine. Otherwise the plan looks OK provided that 3rd lane is added southbound and not lost because of a gondola.

So much for a quick route to downtown ... visitors are being subjected to delays on Whyte and now this. No wonder even Edmontonians avoid the core.

A few observations.

- I dont think that Icon and Fox will age well in the skyline with their white color and punched windows. Theres almost no love for the west sides of them.

- The lots south of GMU (dennys et al) need to be developed sooner than later. It's an eyesore.

- Manu is still such a gem

- Stantec is almost too overbearing with height. Need 2 or 3 more 175-200M near or around.

- Gene Dubs building took almost as long as jw and stantec took to build. :/

- Does the copious amounts of tar patches on 109th have anything to do with the fact that the road used to be a tunnel.

The City of Edmonton invites you to share your views on the rezoning possibilities for Station Pointe to allow more development options in the area. Share your feedback on the potential next steps for this project at our upcoming drop-in public engagement session.

The City of Edmonton is considering rezoning Station Pointe (the area southwest of Belvedere Station on Fort Road) in order to allow for different types of development by changing Station Pointe zoning from direct control (DC1) to the standard zone of low rise apartment housing (RA7).

This change would mean a move towards lower density townhomes and low rise apartments rather than the original plan for high density tower apartments.

For those unable to attend the session, the opportunity to provide feedback is available on our website.

The Fort Road Old Town Master Plan was approved in 2002 with goals to revitalize historic Fort Road, accommodate increased vehicle traffic, enhance commercial activity, add high-density residential housing and increase LRT ridership. In 2007, the City completed the Fort Road Urban Design Plan, amendments to the Belvedere Area Redevelopment Plan and the rezoning of seven areas along Fort Road to Direct Development Control Provision. The Belvedere Community Revitalization Levy Area Plan (Bylaw 15932) was approved in 2012 and funds the City’s redevelopment of the Station Pointe area.
