Interesting comments from the community. I like the rust colour, but I can see why it may be a road block.

I don't see many similarities, this is a much smaller development. I like the rust and look of the facade, a nice change to the bland new developments in the area. It's time this area took on better density like this, being so close to downtown.

This project is in a small 'one off' area IC-2A where upto 140 ft is allowed conditionally.

Adjacent running along 1st Eastward until about Thornton on the south side of the street is IC-3A, which the Flats plan rezoned to be conditional for residential up to 100ft and so it does sort of make some sense to have the east side be residential. The city has essentially incentivized the redevelopment of this area along 1st into residential. They allowed 'micro lofts' as well. There hasn't been much redevelopment yet, (just one proposal?) but I'm sure there will be soon.

The Mount Pleasant plan talks a lot about a 'hill town' character and stepping down in the heights of buildings along the slope of the hill to preserve views, but then the Flats plan basically ignores this and increases the heights again directly across the street. I dunno how the city is supposed to reconcile this or if they'll just ignore this conflict between the plans.

Both Hannah and I are very grateful that so many in our city are willing to share the notices they receive in the mail for these upcoming projects. It shows that the majority of people in our city value the opinions of their neighbours, even if they sometimes passionately disagree with them. That really speaks to the heart of the Grandview Woodland Community Plan which, after roughly 5 years of discussion, resulted in a compromise that many respect.

One of the many aspects of the plan called for the rebirth of the community’s historical economic heart in Cedar Cove. Today that area is growing rich with coffee shops, breweries, film sets, and jobs that keep the Port of Vancouver humming along. Of course, the industrial uses in this area hardly seem appropriate as a transition to Vancouver’s original high street.

The stretch of hasting from Boundary to Clark is going to see some massive changes over the next 5 years. A whole ton of new buildings along the way.

One of the things Hannah and I enjoy about our civic engagement is getting to see the various models of all the buildings proposed in Vancouver. In fact, that’s actually why I first started going to the meetings of Vancouver’s Urban Design Panel. As development applications usually don’t need an open house, this is often the best way to learn more about these projects, and see their model without going to a sales centre.

I soon discovered that while this building will be offering rental housing it will need a sales team, as the office and industrial space it provides will be strata titled. That said, in order to reach that point, the proposal needed a height relaxation from 60 to 140 feet. That may seem like a lot, but it’s allowed for under the False Creek Flats Plan, so long as the Development Permit Board and UDP approve of it first.

As Darren and I came up to this open house at Florence Nightingale Elementary, I must admit I was a bit nervous. That is not because this school is listed as one in danger of collapse in an earthquake; after all, due to a lack of funding, hundreds of children in Vancouver face that real risk everyday. Rather, I worried a combination of apathy and this revision of a previously approved Rental 100 proposal could create a tense evening.

Fortunately, that concern was completely unwarranted, as the same community who supported turning this car dealership into a 6 floor building with 109 rental homes was happy to welcome this updated concept. Now under the Moderate Income Rental Housing Pilot Program, the application calls for 215 homes in two 14 floor towers connected by a 5 floor podium. In addition, the rooftops of all these elements are well landscaped, and offer an ample amount of amenity space.

1717 Lorne Street is a terrible location for residential use. Tons of industrial activity and truck traffic nearby between 1st and 2nd. Rental housing is great but must we squeeze them all along the most unpleasant lots in the city?

There is going to be a lot more residential in that immediate area, as per the CoV's False Creek Flats Plan and the Mt. Pleasant Community Plan, which covers the area south of 2nd Ave. Plus there's a future Skytrain Station a few blocks away, so lots of stuff going on.
