Exactly. The guy has been a great voice for the community, but it seems that nothing will ever be good enough for some people. You would think people would on this forum would be his #1 fans for all the efforts he has guided towards urban development in the city. Curious to hear some criticisms about his work that don't relate to zipper merging or his birthplace, any takers?

They City should not be telling private landowners when is a good time to build.

But they should be telling them where is a good place to build. Outward suburban expansion is unsustainable compared to capping expansion and forcing inner density.

He fought against downtown residential subsidies. Saskatoon brought them forward and are getting roughly 1,000 units new. Once the tax break is over you basically pay yourself back in one year with new taxes.

Fought increasing fees for suburban growth so that it would pay for itself.

Hasn't funded any new transit projects in his 7 years as mayor that weren't instigated by the federal Liberals.

He's a huge booster for the construction industry, which isn't bad, but he's 100% in bed with RRHBA. They aggressively push suburban growth.

He has done a grand total of zero things since becoming mayor to promote inner city development.

The blame doesn't just lie with him though. Stevens is the only councilor pushing for urban growth. The others are full steam ahead suburbanites.

OK but once land is annexed into the City boundaries, subdivided and zoned, the City must allow owners to develop their lands within the requirement of the zoning and Official Community Plan.

Agree with most of your points on suburban growth, I think that has been his largest weakness. However, wasn't Fougere extremely important in pushing the Railyards Initiative as well as Mosaic? As well, multiple different transit enhancements were approved recently with the downtown hub and first-mile last-mile (believe this was tied into federal dollars tho). I agree that he hasn't been the perfect mayor for urban growth but that definitely isn't solely his blame.

As well, I would be curious to do the math on the downtown residential subsidies. I can't imagine a tax subsidy is the one element moving a housing project from unprofitable to profitable. In fact, a massive affordable housing subsidy already exists within core areas and hasn't spurred much development in applicable areas.

Frankly, something needs to be done to ensure downtown housing is financially feasible. We don't need more projects like Gardens on Rose, which Saskatoon is seeing with RL, Escala, and Highpoint. Until we are seeing new units under $300K nothing will change. Even then, look at all the vacant units in TD, the Hamilton and similar buildings. The market just isnt great.

Unfortunately only cheap Polish cigarettes at the moment.

Say what you will about his policies, those have been addressed in other comments. However, you simply can't deny that he has been a public voice for the people of Regina. Attending Pride, efforts with newcomers among others. Personally, he has attended my university club's main fundraiser two years in a row, which has been a nice gesture. You can hate the man's policies all you want, the flaws have been discussed. But the guy has worked his ass off to be a present figure for the city and deserves at least some respect.

I'm more concerned that behind the scenes he's a mean-spirited, duplicitous asshole who treats people like shit. I have no respect for him whatsoever. His public facing statements when mildly correct don't make up for his other public statements and his private failings.

Albert St South is also becoming a construction zone --- Gordon to 25th, one lane each direction, in sections --- for 12 weeks.

So are they moving their other east location on University Park Drive (West Landing) or is this a new one? Seems like there are getting to be a ton of bank branches around again.

That's Conexus. Affinity doesn't have an east location. Affinity is also relocating their south location though.
