They were HUGE mansion sized homes too. I'll bet those 2,000 sq. ft. type we were talking about in the de-amalgamation thred (cough cough).

I believe this was a "what if" development exercise by the current owner to show what could be. There is no developer or money behind this...unfortunately. It would be a great project for the area. Maybe when the SWRT is complete a developer might inquire about a development like this.

A couple things. Yesterday on my bus ride home, the driver covered the fare box with her jacket. I said I still wanted to pay and she said "no you don't." haha so I didn't

If you were on the 44 and on Peguis. Crocus Meadows on the west, Devonshire park is on the east. There are an array of different homes in both developments. Side by sides, or rowhouses. "Smaller" single family home. Then yes, some larger format homes. 2,000 sq. ft plus. Mostly on the lake in Crocus Meadows and the newer ones going into Devonshire park. And of course numerous condos and apartments.

On the site of the Pembina Hotel near Jubilee.

I'd love to see something like that happen... it would be perfect for a site like that near BRT. The Pemby site currently has a lot of wasted space.

Bad news – the same cladding has gone back up at 433 Main. Guess they were just doing some repairs. Looks even worse now.

There's also more space behind the Pemby now since the tracks were moved. The City owns the old railway land north of Parker. Maybe an opp for increased footprint of a redevelopment.

The Dominion News and next door building with Bar Red Sea are for sale. Not sure how long the signs have been there but I haven’t noticed them before, look fairly new.

Also it’s insane how poorly “Ciel Raso” turned out (the “art” installation behind Dollarama on Portage. Been quite a bit of publicly funded art that’s turned out horrible lately. That weird mushroom thing on Broadway was close to a million dollars and looks awful. Is there no checks from the city to make sure these things actually look good, like who is approving them? And who’s responsible for maintenance? The horn on Graham is covered in rust and looks brutal.

Yeah, the mushroom on Broadway is not that great. I remember the rendering made it look like it was floating in air, but in reality there are giant posts and cables supporting it which make it look like some sort of hydro apparatus.

I haven't taken a close look at the installation behind Dollarama, though.

On that block, I noticed that the Radisson's vertical sign came down. Makes me wonder if they're getting ready to rebrand to CanadInns?

Yeah I figured that out oops. I got confused with the thing thats going up way down pembina by the south end of bairdmore Blvd. Theres two towers there if I'm not mistaken. Thanks though. Yeah that does look like a perfect TOD site. Right next to a major station at jubilee.

I suspect that the whole TOD thing wont come to fruition until the line reliably connects to union station and beyond. Like one leg of transit doesn't do much of anything. If SWBRT were part of some larger coherent system of RT corridors and lines then the value of land near stations would increase even more due to the connectivity and convenience. Since we are several decades away from anything remotely resembling a coherent network I think that TOD will be slow to non existent. We need one fully functioning line at least before this begins being palatable to developers.

They already have the bat signal up on the side of the building. Must be their new sign!

Yes, which is why I think a BRT bridge over the Assiniboine to link in with downtown should be a priority.

Link to a video showing the proposed park at Henderson and Johnson, on the old gas station lot.

What a great idea, then it could continue on maybe to Point Douglas and up Henderson/Raleigh and serve many in the NE.

Except the eastern corridor study is not going very well for a connected RT network. Unfortunately. I know I keep beating this dead horse, but my disappointment is ongoing.

Yeah – makes me think that doing a north BRT line first makes way more sense than EBRT. If it went up Main, feeder routes could service the whole north side of the city, as opposed to EBRT which will benefit just Transcona and EK (and surrounding areas) for the most part.

Eventually a connection to the north/east with a bridge over the Red is a must too. There is no point to a half-assed rapid transit system... what's the point of spending millions on a ROW only to have it spit buses out on the street as they approach downtown?

Really? A million? I like street art like anyone else but that seems excessive for what's essentially a stylish bell and some seating.

It could serve that new development that I saw yesterday, Devonshire and Meadows. Still a lot of open field area to put a "corridor" thru.

I'm pretty sure it was around $750–800k IIRC. Most of that was due to the suspension system and power needs. I'd be all for it if it looked half decent, but the entire thing is grey, and the lighting chosen — – barely does anything at night. Same with Ciel Raso, it's like they're not consulting lighting experts.
