Looks like rev360. Here’s the text:

“Crews break ground this Friday on Rev360, a five-story office and retail development at 3600 Brighton Blvd. in the River North Art District. Who’s moving into the new office building? You guessed it: WeWork. The coworking giant is leasing 68,000 square feet there, to go along with its 45,000 square feet nearby at “The Hub” and 86,000 square feet at Junction23 in Denargo Market.”

Nothing new in RiNo that I can find. Only thing from the Denver Business Journal is this:

https://www.bizjournals.com/denver/news/2019/05/09/deals-dealmakers-may-9.html
Quote:
Mark McPherson says Green Valley Ranch is the next big suburb to tie in seamlessly with the rest of metro Denver.

He's so confident in that prediction that his firm, Equity Ventures Commercial Development, along with Denver-based Wall Development, purchased a swath of land from the State Land Board this week for $8.6 million. The plan is to put together a $50 million mixed-use development that features 100,000 square feet of restaurant, retail, grocery, recreation and medical space across 20 buildings. The development, called Gateway Crossing, will be anchored by a Natural Grocers, McPherson confirmed.

In addition to a Natural Grocers, there will also be a Panera Bread Co., Raising Cane's, Bellco Credit Union, Murphy Express and a SCL Health-owned primary-care facility, McPherson said.

He said the development is about 70% leased. To date, he and his development partner Jimmy Wall have handled all the leasing.
Pretty amazing; anything else?
Quote:
And his plans for the community near Denver International Airport don't end there. He told Denver Business Journal that he plans to buy more land down there this year and do a similar type of development — again with Wall Development — that features "a number of good quality, daily-needs type of tenants."
Let's check it out

Guess we'll have to wait for the conservative sources to weigh in - wait, Forbes is very business conservative.

Well done! I obviously didn't scroll down far enough. Guess I got too excited over Green Valley Ranch.

Thanks! I keep hoping WTC is going to break ground. They keep backing up their timeframe

That's two giant projects that will potentially be starting this year. 26th & Alcott with 642 units and Smokestack 40 with 700 units. Both are $200+ million projects and are a mix of rental and for-sale product.

There is also construction fence and demolition underway at 3060 Brighton Blvd. 480 apartment units

I think that's the first phase which is a rehab of the building into an 70,000 sq ft open space office concept. Haven't seen any demo of the other building on the 2000 block where the apartments and retail is supposed to go, but probably coming pretty soon. Gotta get project started before the new city government f**ks everything up.

The third phase of Denargo Markets is underway across the street with piles being driven following the completion of some storm system work : ~330 units and 18,000 sq ft of retail. AMLI Rino, ~390 units, further down Denargo Street also appears to be U/C with pile driving occurring on the site as well.

So just another 1,200 residential units coming to RiNo that are U/C or about ready to go.

It's hard to keep track of everything. This project was originally announced in Nov of 2017. Do you suppose that this Mass Equities project:

Source

which is at 525 Colorado Ave (Santa Monica) is what got them interested in coming to Colorado?

Looks like this will be MEQ's biggest project to date since forming their private equity firm. The key is that AECOM Capital which is also a new arm of AECOM is their equity partner. What appealed to AECOM Capital? They're double dippers. http://www.masseq.com/news/
Quote:
Led by Mr. Sobel and AECOM Capital Managing Director Ted Fentin, the RiNo development is the first joint MEQ and AECOM Capital project. AECOM will also serve as construction manager on the project through its AECOM Hunt business, in partnership with Denver-based Martines Palmeiro Construction (MPC).
Can somebody give us a RiNo update?

Rino is on Fire, it’s crazy how many projects are planned for that area. Almost makes Union Station look small in comparison. I don’t know if it will all get built but if it does the transformation will be incredible, on the scale of something very few US cities have witnessed.

I've never understood the appeal of RiNo. I guess people really like chain-link fences, railroad tracks, giant billboards, corrugated metal siding, tractor-trailers, tumbleweeds, etc. There's a Natural Grocers surrounded by a gigantic warehouse, used car lots, machine shops... Sure why not.

I feel like I'm missing something. And I don't mean that in a snarky way. I really feel like I'm not getting something that everyone else is getting.

I think developers flocked to RiNo because it’s full of large lots with generous zoning, nearby rail, and a bunch of landlords that were quite willing to sell. Why fight in CBD with a few parking lot slumlords for a small lot they grossly overvalue when you could buy a large lot for pennies on the dollar from a mom and pop plumbing or hardware distributor?

For the average joe I think the appeal of Rino is the density of top notch restaurants, bars, stores and breweries, many of which are in pretty cool rehabbed warehouses.

Brighton Blvd has a way to go before it's aesthetically pleasing. I think Larimer Street between 25th and 35th is awesome though. That's where most of the food, beer, and the best Street murals in the country are at.

Yeah, that's true. My brain tries to separate the two. Whenever I'm in that Larimer stretch, I have to remind myself that it isn't Five Points or Curtis Park; it's technically RiNo. I feel like I'm an old-timer that remembers it from back before someone decided it was RiNo (I remember going to raves in that area when I was a kid), but I guess it was always RiNo. It's just that back then, River North was a neighborhood name most people were not familiar with.

Nope, that part of the hood was Upper Larimer, as I recall. RiNo was a merger of Upper Larimer and the Brighton side of RiNo, which I can’t remebe their original name.

Sounds good to me.

Coors Field was an early bird catalyst for downtown. Interestingly, in the 2000's many used "Ball Park neighborhood" as a reference to the general area. I always thought of Blake, Larimer streets going northeast as an extension of the Ball Park neighborhood. Legally, I believe everything east of Broadway is in Five Points.

When Zeppelin's were selling their Taxi Lofts they were advertised as being in Ball Park. https://www.denverloftsandcondosforsale.com/taxi-lofts-for-sale-in-ballpark-denver/

When Zeppelin founder Mickey Zeppelin first purchased the old Yellow Cab depot and six acres of surrounding land, the location seemed, to some, off the beaten path. Where others saw industrial wasteland, Mickey saw a prime location with proximity to downtown, the Platte River and Denver’s major thoroughfares.
I'm thinking that the next developer in the area was Cypress Real Estate. They had painstakingly assembled like a dozen different parcels from different owners to create Denargo Market. After all the soil remediation was completed and construction had started, RyanD wrote about their 1st project in 2012 based simply on a drive-by. http://denverinfill.com/blog/2012/03/denargo-market-apartments-update.html
Quote:
There has been a lot of speculation around what is going on in the Denargo Market in the River North neighborhood and what is being developed. There is a crane up and there is something being built which makes it one of the more mysterious developments Denver has seen lately because there is no website, and no renderings of this.

The confusion I see most often is people trying to separate Five Points from all the other neighborhoods. Call it whatever you want, I don't care. But legally, Five Points encompasses all of Curtis Park, Ball Park and a good part of Rino all the way to the river, and Union Station North. But most people seem to think Five Points is just the area around Welton and 26th Ave. The statistical neighborhood of Five Points does not change. Curtis Park has grown over the years, expanding to cover a few blocks on the NE side of Welton. Ballpark was born and may or may not have amended their boundaries, and RiNo of course is also new. All these are names created by the RNO and the RNO can change the boundaries whenever they like. Generally each RNO respects the other's boundaries and tries not to overlap.
Again, I'm not arguing that people need to say the live in Five Points when they live in Union Station North or talk about the great dinner they had in Five Points rather than in RiNo. I'm just clarifying what I think most people on this thread already know.
One other point, since it's one of the largest neighborhoods, it often has the most crime partially due to all the drug related offenses from to the homeless being easy prey and consolidated.
