I thought a good 10-15 floors of Tower 301 would be residential???

Tower 301 plans show a full mixed use project, but broken down with separate office, residential, and retail areas. Residential wraps the podium garage on the north and east sides totaling 100 units. Huge retail spaces on the ground and floors above, including a rooftop space on top of the podium. The tower portion of the building is purely office.

Will be interesting to see what the Commissioners say about the project, whether they focus more on architectural design or the overall scale and mix of uses.

The pdf consistently refers to the building as being 40 levels, not the 33 we've all been reading about. It appears, to me, that it is 38 above grade and 2 below. This makes better sense now considering the 557' height.

Looking at Page 9 of the Commission Report, the floors are as follows:

Roof
Penthouses 1-3
Levels 5-33
Parking Levels 1-8
Ground Level
Basement (only one underground)

So the confusion comes with how/what they are calling each floor. To me it looks like there are 41 actual levels to the building, not counting the roof or basement. But if you take out the 8 levels of parking, that gives 33 floors of actual space.

I watched it online.

All in all, the commissioners were pleased with the design. There wasn't a single mention about the crown other than there will be some sort of lighting component. I was hoping they would argue it was too similar to 621 capitol.

The obvious question was the timeline. The architect said the building could be up-and-running in 3-5 years depending on how quickly they have the permits, leasing, and other factors. Unclear when construction would start.

The one quibble was about the parking structure and the amount of spaces dedicated to vehicles. Some commissioners pointed out about possibly reducing the amount and reconfigure it to residential units or other uses down the line. The parking garage will be open to the public on event nights at G1C.

An EIR is in the works. They plan on returning to the Commission either late this year or sometime next year for public hearing.

Updates

Capital Public Radio is moving their headquarters from Sac State to downtown. Should help liven up the corner of 8th and J hopefully it helps to accelerate additional development on the J Street corridor.

^^^ there's a really great eatery that recently opened across J on the same block called Backbone Café. I'd recommend.

^^^ isn't that the site of the former Mexican consulate? If so it’s only been vacant for 8 years.
