1608 & 1616 West Georgia Street | 126.6m + 122.2m | 38 fl | Proposed
The City of Vancouver has received a rezoning application to rezone 1608-1616 West Georgia Street from Multiple Dwelling (RM-6) District to Comprehensive Development (CD-1) to allow for the development of a 38-storey strata residential tower. The proposal includes:
Two towers with building heights of 117.3 m (385 ft.)
A four-storey podium connecting the two towers
A total of 455 proposed strata residential units, of which 200 are located in each of the towers and 55 located in the podium
A total floor area of 40,288 sq. m (433,657 sq. ft.)
A floor space ratio (FSR) of 9.60
Six levels of underground parking with 503 vehicle parking stalls and 911 Class A bicycle parking spaces
This application is being considered under the West End Community Plan and the Rezoning Policy for the West End.

It's just a rezoning, no harm in going ahead with it now even in a soft market. It's a 1 year or more process, so if the market is back in a year or two they'll be happy they did it.

Comments:
- The curves are different for the area, so it makes the building unique.
- BUT - the 2 towers are sandwiched in between straight-edged / rectangular buildings at 1500 West Georgia and the new one next door, so they don't have much breathing room.
- The tower balconies would be better as wraparound balconies. Some of the ones shown are uselessly narrow and taper off to useless space. Fewer curves would be more elegant - like the 1166 West Pender office tower.
- The podium balconies are too regular compared to the variation shown on the tower - cheapens the effect - looks like a cruise ship. Think One Bloor East in TO.
- Mechanical penthouses on the south elevation should step back - they look a bit overbearing.
PS - It's surprising they are proposing such a bulky podium - especially on the ceremonial park entry - and across from Bayshore's openness.
But I'll bet it's because they can't fit the massing in the height envelope mandated by shadowing limits -
i.e. explaining the tapered tops
It would almost look better if the podium were lifted to mid-tower and became a bridge.
I do have some inside information on this development which is telling me that they don't expect the city to approve this but are trying anyway to see what the city says and if they can modify it to get approved.
I don't understand the hate. Those look amazing and curved glass would look spectacular. I also like the size of the podium facing West Georgia Street.
This area is going to look incredible in just few years.
