They're different. I need to digest more to fully evaluate.
Very surprised this is moving ahead into application already. I'm amazed there is enough confidence out there to propose these projects.
It would be absolutely brilliant to see the numbers on this one considering the astronomical money paid for the land.
EDIT:
For my amusement;
$245 million paid for the land
433,657 sq/ft at an average of 500sq/ft to build = $217 million
Not including anything else that's $462 million.
455 units total means roughly a million a unit to break even.
