Thanks.

I see a bit of an orphaned site on the corner of Whalley Blvd and 104th Ave.
Hopefully something big can still be built on those Whalley Blvd frontages
- i.e. separation for the towers behind won't limit what can be built there.

First phase to be a single tower on 104 Ave above the commercial.

There is no address on the magazine. The first land can build 83 town home ($24.90M), 2nd one can build 71 ($15.5M), and the 3rd one can build 120 ($24M). If you are interested, it has a phone # 604-200-8888 and an email [email protected]. Go get the land

I know many investors are interested in these "future" stations area now. It is still a risk because Surrey is not 100% sure to extend the skyline. Newton residents/investors were happy before LRT was canceled. Now they are not.

Some Newton residents - my parents live there and thought the LRT as designed was a stupid idea (as did plenty of their car owning neighbours).

Hey, if you can get in early, the payout can be tremendous. It's a risk that is inherent to the price point.

Thanks. Was curious as to the approx pricing per buildable sf compared to city centre. Per unit wise, looks like 200K-300K/unit for the land.

The site has sold according to Frontline to an owner/user so I don't see it getting developed any time soon.

Any development planned for the west side of KGB between 104th and 108th?

We have two massive projects in the works to the east of KGB in Georgetown and Whalley District; however, to my knowledge nothing in the works on the west side.

New application on west side of King George at 107 across from Whalley District:

Mixed-use tower / 345 units - so likely around 30-35 stories.

There's also the Legion site starting construction soon in that area.

Is that parcel owned by the city? If so, I can see it getting developed in tandem with the "Centre Block" thereby completing this 3 civic plaza area.

It was envisioned as a future office tower site back before City Hall was built. Renderings showing it connected to City Hall.

Not sure if this is still the plan.

The whole centre block undergoing a new master planning process now anyway - so any old renderings are likely no longer relevant.

Any timeline as to when the plan will be completed? The centre block seems to be progressing nicely; will look even better once the road realignments are finally done in moving the current decrepit and crowded bus loop.

Nice to see some potential towers in the pipe going up around these parts. Hopefully will kickstart more construction along KGB north of 104th.

The latest news from Mayor McCallum...he wants to completely rip apart downtown Surrey's road network in favour of a new form of transportation. Canals!

You can see how old school this mayor is. Canals were dug around older European and Asian cities for transporting people & goods, irrigation etc. in the past in areas of the City further away from the major river systems. In Europe, China and even parts of the US, they do have their appeal to bring in tourists and visitors, and to create a vibrant environment. If Surrey can find a cheap way to get them built, that is actually going to be good for the City. Either that or the project can turn into a financial disaster for the City, depending on how they are able to attract developers to fund the system of canals.

London has quite an extensive canal system, and it brings about life to otherwise boring parts of the city.
