Jesus Shift, you’re such a tease.

Can you provide a possible timeline when details, renderings, master plans are going to start emerging.

40 Stories in that corner for sure.
That means that the Stardust and RBC sites are in the hands of a developer. So is the money mart site, next to RBC.
That leaves only the Bank of NS site and the lots to the north (including the Ranmore building which is already an assembled property.
On the remaining 6 lots, I understand a deal is in the works on some of them.

That means that the central core block may already be mostly assembled.

I would expect that once the Rec Centre comes down (next year?), that plans for the Centre Block (between Central City and Civic Plaza) will begin to move towards application in phases. The master planning is underway now. Expect substantial office/university/retail space integrated into a very grand new transit plaza and transformed Surrey Central Station - unlike anything in the region.

Any news on when the plan will be made available to the public?

Would like to see the grand plan for the central district including the station soon!

Any ideas what's happening to the red eye care building beside city hall? The last tenants cleared out last year, so I assume it's going be coming down soon... but I also assumed that about the Brick/Bright/Sears Outlet across the street.

Some land sales in Surrey central

Evidently two parcels, right across from the Civic Sky Train sold last week.
Not sure on the pricing (my source would not tell me) but she did hint it was a record for Surrey.
The two lots (corner of Civic and Central Ave - 103 Ave) were bought by an accomplished developer from Vancouver.
That's it for my gossip mill.
Anyone else know anything for that key block?

Somewhat confused by your description of the location, are you referring to the two lots fronting University Blvd. between Prime and the recently constructed Bosa building?

I think he means across City Parkway - Hockey Shop / Run down strip mall site.

As for that block - Central Ave is expected to be extended through to King George Blvd this year. The strip mall will remain in the interim but lose its narrow parking lot.

The two lots that sold are the strip mall that will lose its parking lot and the lot next to it with two stores.... both on civic parkway

The hockey store is not part of the deal.

I noticed that you already took off the portion that the City will require as road dedication ... so the area in red will be their net building site.

They can fit a 40 to 45 story building on that.

Could be an impressive structure. Depends on how clever their architect is.

Boy, do I hope they can improve on the drab exterior of 3Civic.

What's going on with the sites of Avis? Has the city purchased that already? Or are they just expropriating what they need for central ave

As far as I know - part of the Avis parking lot will be taken out for Central Ave widening. Was supposed to happen this year - not sure if it still is.

The 2 sold lots at City Parkway and Central is quite the prime site - directly across from the new SkyTrain entrance.

Another big application:

Plaza 104 - a run down 1970's strip mall on 104 Ave just east of Whalley Blvd.

Application is for 1149 units and 10,000 sq.ft. of commercial in a phased development. Translation: 3 towers above retail (some office?)

First phase to be a single tower on 104 Ave above the commercial.

Great news! Heard from my friend who lives in the townhouse complex to the south on Central Ave about this project last year, as the developer provided a notice to owners/tenants about the project across the street including a render of the first tower. I'll ask if she still has it.

What's great to see about this development is that it is relatively farther away from the central city skytrain, but will still be dense.

Isn't this the office area, or is that closer to Gateway?

As of today, from a realty magazine, I see 7 lands for sales in north surrey and 3 along fraser hwy near future stations (if approved). These lands are in different stage of approval for high rise condo or town homes, I am not sure why the original owners do not want to develop these projects by themselves. I guess these are investors for land only and it is time to cash out.... Many new condo coming in next 30 years and prices will be under control if foreign speculators are kept out of the market.

Define 'under control.'

Interesting - could you share details on the fraser highway ones? Thanks
